Do they need to avoid Hill East? How do you exclude it from the search?
These look nice enough for their budget.
Donât need to exclude, may be a great opportunity in a gentrifying area. But, best to see in person.
One would take bus or metro rail or taxi in years past from U.S. Capitol complex to RFK Stadium Armory area. It was a grocery desert years ago.
DC Correctional facility at 19th & D St SE, plus previous old DC General hospital, plus homeless shelter, did not make this area an attractive area for office workers decades ago.
Crime, homeless, lack of entertainment, etc.
An area that was more affordable with more more amenities and less crime was / is Arlington as @1214mom noted.

Love it! Looks great for a young person/couple on a budget who wants to be in that area.
I havenât been down there for a couple of years, but last time I was, there was a definite âdownward slideâ from the nice area to a not so nice area, and I donât know where that is. I know areas that used to be terrible are now considered desirable, and it looks like a different place than it did 15 years ago, but in my opinion you definitely want to get a feel for the area before you buy. At least visit and drive around.
2nd the post on using a âBuyers Only Agentâ. There is at least one very good one in DC.
They are going next week and have an agent booking tours. Iâm just asking out of curiosity and have no say in this decision.
Any word on Eastern Market?
D and SIL rent in the NE part of Capitol Hill. They are quite pleased, and walk or bike to work. It is safer feeling than where they lived previously in NW, though not crime free. The neighborhood is pleasant to walk in, and nannies or moms are sitting with babies and toddlers in the parks.
Just this week while visiting I walked through Eastern Market. Businesses in the area and the market itself look to be thriving.
One of the nice parts of living there is access to the Anacostia. I appreciated walking the pedestrian bridge over the river and paths down by the river when visiting last winter.

and 6th and Constitution NE look like great options, walkable, open space nearby, amenities.

Thank you. They are very excited. Itâs tough out there for new home buyers but housing market is slowing down so it may work in their favor.
Have they found a place? Did they wind up where they wanted to be?
They got cold feet and waiting for market to settle down. They signed a six month lease with an option to extend.
Thatâs good! Best not to rush into such a major purchase in such a volatile market. Good luck to them!
Sorry, late to the thread. My daughter bought a place (condo) in Columbia Heights. They love the close access to Rock Creek Park as she walks her dog often. She works down by the White House and finds it easy to get there. She did have quite a time getting a place. They were out bid many times and almost had a place but discovered a healthy rat population in the back yard and backed out! Definitely use an agent.
