Any good offcampus housing?

<p>I'm looking for offcampus housing, preferably furnished w/ utilities included. I've seen local places right next to campus but everything I read about them says they are crime ridden or roach infested or the management has predatory leasing practices, or all of the above combined. </p>

<p>So, any one know of a good place to live with in walking distance to school. My budget is about 700 a month.</p>

<p>My friends only pay $400 a month and you get free bus rides to UF.</p>

<p>Still searching, everything that’s under 800.00 a month seems to be a roach infested hell hole.</p>

<p>If anyone knows of anything good, please give me the info and the name of the place</p>

<p>It’s really hard to pay $800 for something in Gainesville unless if you want to live on your own. Try not to read too much into the reviews - most of the time, you get more angry people writing stuff on those than happy people, just because people are always more likely to report the bad. If you want to be really close to school, there’s a few nice places like Campus View Place (right there) and it’s like $650 a person for a 3/3. And they are having a special for $75 off of your rent each month and the application fee is waived if you sign before March 31. Also, Jefferson 2nd Ave is nice, and definitely not $800 or a roach infested hell hole - you’d probably be spending like, $450 for an all inclusive 4/4. It’s right in downtown, and pretty close to campus - you could walk if you REALLY wanted to.</p>

<p>If you don’t mind being a little further (but still pretty close, a TON of students live here too not to mention the bus is free) I prefer the apartments on 20th like The Estates, Canopy, and Woodlands. Those are really nice, not terribly expensive, and not out of the way. I know there’s a ton of apartments on 35th, too, which isn’t far from campus at all but I don’t know as much about those. There is one close to 35th called The Enclave which is really nice and not anywhere near $800.</p>

<p>No way would I ever spend 700-800 a month. Theres plenty of places that are decent enough for much less. I wouldn’t spend more than 500 really. I don’t currently live in an apartment so I can’t tell you where I specifically, but I do have plenty of friends that live in apartments and I do go over to their places. I don’t think I’ve been in a roach infested hell hole yet.</p>

<p>Are you wanting a 1 bedroom? Not sure I can help there, but my d has been @ The Estates since her freshman year. She re-signed for next year too, and that will be year three. She, however, has two roommates, which brings the cost down. Four roommates would bring it down even further. If you “search” this forum for off campus housing you will find other threads addressing that topic.</p>

<p>Thank’s for the replies. I’m surprised at some of the places you guys are mentioning, they all got terrible reviews, but I’d trust this place more than the review sites. Some of these places have good 1 bedroom. If any one of you knows of a good 1 bedroom or studio that’s furnished with utilities please let me know.</p>

<p>its really hard to say. The enclave, the woodlands, and others are not ****holes. many of the ones immediately next to campus are. there are nice places too, but they are very expensive.</p>

<p>also, don’t expect utilities as part of the rent. thats uncommon, and usually costs more than what utilities would otherwise be.</p>

<p>Like I said, do not put too much weight on those reviews! You’re going to hear more from angry people than you would from happy people. Utilities would be included at The Estates, Canopy and Jefferson… not sure if it is at Campus View Place or The Enclave. I know for a fact it isn’t at Woodlands. Woodlands and Canopy are REALLY nice, and pretty new. Jefferson is nice too, but not as new. All 3 have hardwood floors. Canopy has granite counter tops. Definitely super nice for college living… however, you need to come up and see them for yourself and get an idea of what you like. Only you will know if you are comfortable living there, and you will know for sure by getting a tour.</p>

<p>Jefferson is quite new. This is their 3rd year open. My D has lived there since Summer 2009 and is staying probably till she graduates. The biggest selling point besides being new and all inclusive is that is a quick 10 minute walk from campus. While run by the same company as The Estate now, Jefferson prices are higher because they are walking distance while The Estates residents rely on buses.</p>

<p>It is also downtown and walking distance to all the clubs that are downtown… another big selling point if you like to go out. We go to my friend’s house a lot who lives there to pregame and go walk downtown.</p>

<p>That is true. It comes in handy being able to walk to football games.</p>

<p>I understand that some people may like these places, but it’s so hard to get past all the horrible reviews. I’m really wary about renting a place for the semester, but I don’t have the choice of off campus housing. Never thought it would be so hard to find a place where I wont get screwed.</p>

<p>have you ever rented before xferstudent? Such is the life of living in rentals. I’m sure plenty of people have complaints about dorms too. Every place is going to have its’ positives and negatives. I guarantee every place you pull up, no matter how fancy and expensive, is going to have some bad reviews. It’s in human nature to be more likely to write a review when you’ve had a bad experience, not a good one. You can find plenty of bad ratings on 5 star hotels. So like other people have said, don’t take the reviews so seriously. You’ve got several people here saying the places are nice.</p>

<p>You’re right, I shouldn’t take all these reviews at face value. Seems like some people really enjoyed these places, unfortunately most of the places every one has mention is a shared apartment. I was wondering if any one know of any good studio or 1 bedroom?</p>

<p>Oh, btw, are any of those places you mentioned quiet? I’m very studious and don’t really party. I’m going for the education, not the social scene.</p>

<p>I don’t think any of them are that bad with noise, but living in college and in an apartment, you will be dealing with noise and parties, period… pretty much anywhere you live. The Enclave is probably the most quiet out of all of them.</p>

<p>If you don’t want to pay 700-800 dollars, you definitely won’t be able to find a studio or 1 bedroom apartment anywhere in Gainesville - at least not any you’d want to live in. I know that University House has them (VERY close to campus… like walking distance, actually a very decent place, and utilities have no cap, meaning they are unlimited and you have no overage charges… just kind of expensive for what it is), and The Estates, but they will be expensive.</p>

<p>Do you know if University House or the Estates offers roommate matching if I decide to get a 2 bedroom? Or any good complex that offers a good roommate matching service for that matter. It would be ideal if I already knew some one up there, but I don’t. I don’t want to get stuck with some one who’s noisy and will keep me up all hours of the night.</p>
