Are there a lot of Rice students in the Greater Third Ward and South Central Houston areas? I noticed that the prices of houses are in the millions to the left of Rice University and much cheaper to the right of Rice University. Why the dramatic difference in house prices?
Are there a lot of African Americans in the housing to the right (i.e. the Greater Third Ward, South Central Houston, and OST/South Union) areas since it is where Texas Southern University is? What are the demographics of the Greater Third Ward area?

In general, the areas to the west and north of Rice are more affluent and safer than the areas to the south and east of the campus. The medical center is very close to the Rice campus so many doctors etc. live in the areas immediately to the west (West University) and north of campus.
Most Rice students will spend their time off campus in Rice Village (west), Upper Kirby (north), and Montrose (north), which are all affluent and quite pleasant neighborhoods. Midtown (northeast) has improved a lot over the past decade, but can be transitional and more dangerous.
Does anyone know how safe South Side, South Central Houston, and Greater Third Ward are? Do any students live in those areas? They are just east of the medical centers.
Most students want to live on campus. If they get kicked off for a year, they tend to live with other Rice students close to campus. The areas you mention are not the safest areas. In general, I would avoid anything east of Highway 288 or south of Holcombe. Most of the off campus students live north or west of the campus. There are some apartments on Bolsover and some near the Rice Village where many students live. These are within walking or biking distance of campus.

Do you know where I can find data on streets that were flooded during Harvey and the 2015/2016 hurricanes?
My child wants to live with some friends and is looking to buy the cheapest place near Rice/Medical centers. There are some houses in South Side south of the Old Spanish Trail and within the inner loop. He doesn’t like commuting and doesn’t want to live too far from campus. Is there free parking anywhere near Rice/Medical centers or is it best to live closer to take the metro?
Also, I looked at the crime rates map and there seems to be more crime activities in Midtown and Montrose than South Side, Greater Third Ward and below Holcombe Blvd.
The safe areas around the medical center are highly desirable and expensive because of all the medical professionals, medical students etc. that wish to live there. Many medical professionals have to live within 15 minutes of the hospital if on call. I doubt you can find rent for less than $1000 for a 1 bedroom in a decent area close to the med center. There is no free parking anywhere near the medical center. The Metro Rail is used by many to commute to med center jobs. There is a stop right across Main St from the main entrance to Rice. There are several more stops in the medical center. You should contact a local Houston realtor to assist you in your search. Greenwood King is a good firm with extensive inner loop experience. We have used Kristin Tillman of the Kirby office of that firm for several transactions. http://www.greenwoodking.com Houston does not have zoning so an area that looks like it is near a nice area can get sketchy in a hurry.
