Beautiful!

Really beautiful! Really like the vanity.

I’m a bit late to the party — would someone be so kind as to PM me the link? Thanks!

Ah, another awesome job! I’m so jealous!

The kitchen looks great – love the cabinet pulls, cabinet color, countertops and fun backsplash. There’s so much storage for a studio – room for 99 bottles of beer, and then some.

And the bath is lovely!

I love the redo of the studio. Love the blue color of the vanity…but those grooves are also going to attract dust!

The kid…all I can say is OY.

The studio turned out great. I think the college student should be happy to live there.

It turned out fantastic! Love the bathroom vanity and light fixture, and putting lower cabinets on the window wall was brilliant. I would have never known the stair nose was from a different manufacturer, and I’m pretty picky about details like that.

Final cost was $22,635 not including cost of $3,000 for mini split and install because that was not in original plan. Went over budget by wrapping kitchen and countertop around the room, higher cost for tile and tile install. About $3,500 over original estimate.

I think they got a deal considering the amount of work you did. It looks like a new place.

Yes, because it includes a kitchen, full bathroom and a staircase. Staircase flooring is very expensive to install. Cheapest way to cover a staircase is carpet.

It looks fantastic!

That is one lucky college kid.

Well, I am back in El Cajon. I needed to focus on the Ocean Beach project but the owner called up and begged to get painting done in the master bedroom. She is having new furniture delivered and I think she is traveling back here about Nov 4.

My suggested style for the interior of this home is something I would call Santa Barbara California Spanish. White walls, dark beams, black steel windows, dark floors. I don’t know how to describe it, but I sent the owner some photos. She keeps sending me gold Sputnik lighting fixtures she wants to put in the dining room. I don’t think she is ‘getting’ what the style of the house is, but it is none of my business what style she wants.

So, we decided the master bedroom would be the ‘guinea pig’ for what we might do in the rest of the house. First thing is painting out the pine ceiling, leaving the natural big beams. One of the reasons I recommended painting out the pine ceilings is because the pine is a yellowish with lots of knots and stuff. It throws the eye off from the big beautiful natural beams. We have made the decision to paint out the adobe walls on the interior. It is kind of a red hideous that is not soothing.

Because she is in Texas, and it is really impossible to pick little paint swatches on a wall from a photo, I am just going for it. I told her it’s just paint and she can tweak it as we move into the main rooms of the house. I have decided to experiment with painting the brown windows a muted ashy black (to mimic black steel windows). We will see if that works

My color scheme is
Behr Snowflake White flat for ceilings and walls,
Ultra white semi gloss for entry door and some casing
Coal Mine in Satin for patio doors and windows

My main issue is she wants to paint the Southwestern style fireplace (forgot what it is called) a ‘contrasting’ color’ which will probably be a grey. I prefer to paint it same as wall color to blend in. And, I feel slightly warm tone colors are better for this house, not contemporary greys.

I loaded some photos as we start painting up the room. I loaded some before photos to give you an idea of what we started with.

Wow. The original photos of the master bedroom sure are yellow.

No wait…I love yellow. But that master bedroom needed brighter and lighter. I think it’s going to be great.

That adobe fireplace…I would want it NOT to be the focus of the room so I wouldn’t paint it a different color than the walls. I’d want it to sort of blend in.

What are you doing with the bricks in that bedroom?

The bricks are real Adobe mud type bricks. They are getting sealed with a water seal and then painted the wall color.

Yes, agree that fireplace should blend in. It stands out enough with just the shape and size. It’s a little large for the scale of the room so I think it should blend with wall color. If it is a contrasting color it will overwhelm the room.

Can I get the links?
I just had a flood in an upstairs bathroom that just flooded my downstairs guest bath and ½ of my downstairs. Lowe’s says there is a backlog for vanities and supplies.

Trying to get contractors, to call back. I’m also in SD County. We went to Floor and Decor (Penasquitos) were not impressed with absent and unknowledgeable staff.

Another vote for painting the fireplace same color as walls. I think it would look a bit strange in a different color.
