Love the floor plan!
I was very worried about financing also because they were very unrealistic about total cost and, as usual, kept repeating that they needed to cut costs, while adding stuff to every revision. I tried to get them to remove rooftop deck because people never use them. It stayed in. But I know they pulled a large Home Equity Line of Credit so they have the funds. I believe they own home clear before the new loan

Only the empty spaces get removed. I just copied the three row “link” from post #1 as below, pasted it into my browser bar, and backed up the empty spaces until none were left.

Over the weekend I did a full walkthrough around the house. The good news is I found that the rental unit in the back has separate utilities which will make it easy to turn things off for front house. And the gas line is 1 1/4” diameter entering the house which means we can install a tankless water heater in the remodel. If the tankless location is farther than 25 to 30ft from the gas meter the gas line has to be upgraded to 1” or more. Dodged that bullet but cannot figure out why they have these huge lines going to each house. It’s a mystery
But everything is coming into the house without pressure regulator (water) or shut off valves so we have to install shut off valves at the house for safety.
I sent a long lists of tasks, including moving an entire fence between the units, to the owner. I emphasized that none of the tasks require any permits or approval. I’m already getting this back “I am going to hire my friend to move fence”. Fine, I gave him the exact requirements, including removing the concrete post holes, and a due date.
Who wants to bet $1 that we will arrive on agreed start date, which has been communicated at least every 3 days over a month now, and nothing is moved, nothing cleared out and fence is not moved??
@coralbrook – do you know that the amount they have will cover the cost? Including storage of furniture, renting a spot to live (even in their trailer), etc.? I know this isn’t any of my business but having known “pie in the sky” people it gives me pause to hear about clients who remain unrealistic about costs. That can easily turn into a half finished project with clients who will happily blame it all on you.
Do the gas lines go elsewhere also? Are there any other properties sharing that line? That would explain the pipe size. Just a thought.
Oh yeah. Here’s my dollar…
I have no idea if they have enough money for their living costs. That’s because
a) they thought that they would just live in their motor home in their driveway with no utilities or WiFi Internet and no way to dump sewage, and
b) they thought they would just shove all their furniture and stuff into a 1 car garage that’s already full of crap.
But, it’s probably none of my business where they are going and how much it will cost
When my kids ask why I’m still (mostly lurking) on CC, I always respond that there’s this woman in San Diego who flips houses… This one’s not a flip, but thank you for making my comment true again. Looking forward to watching the project unfold!

No progress? What was that ‘agreed date’?
Our agreed start date is Sept 8, next Tuesday. I’m busy trying to get myself back in shape to work? I’ve developed lazy habits like not even getting dressed until 9am.
It looks like they have cleared the motor home and a small boat out of the driveway, but there’s still an empty boat trailer and some other kind of trailer still in the driveway. I just found out that they will be out of town Sept 7 to 17. And then they will move completely out of the house by Oct 10.
We are starting by moving fences, pulling out bushes and trees that are in the way and digging all the trenches for stem walls for the first floor additions.
City is moving like molasses. They still haven’t even started the structural or building review of the plans. City has turned off all their phones because everyone is working from home. In order to inquire about status you have to fill out a form on their website and wait 2 days for an answer via email. But, we already have an approved permit from last year (even though floor plan is completely different) so we can legally start.
Just yesterday I started getting frantic emails from the wife that she doesn’t think the rooftop deck is worth all the cost. Husband wants it for future resale value. To stay neutral I contacted 2 local real estate agents and asked them if the $15 to $20k cost is worth capturing big views. Answer back was emphatic Yes from the agents. I was really worried that we were going to have to change the plans again
