Finished!!! And my crew is back to work on the boring conversion of garage and basement to rental ADUs (Accessory Dwellng Units) back in Paradise Hills

Total Cost was about $50,000 and it took 8 weeks. Here is what was completed in that budget

Big 400 plus sq ft deck plus side walkway with thick 6x6 posts, Trex decking, two electrical outlets, hose bib pulled out to end of deck, ceiling fan, roof and really pretty custom built railing (owner built the railing panels), stairs and a handrail. I think this ended up costing about $16,000 total

Electrical - new wiring/lights/outlets/switches for studio, new wiring for laundry, new wiring for mini split, new wiring for tankless water heater and added some outlets. Fixed some dangerous wiring. New 200 amp panel at new location on exterior. Prior panel was inside a closet which is not safe. Cost about $5,000 because wire was very expensive.

Studio - everything! including tearing out walls, leveling the floor, moving existing plumbing, closing up some windows, installing new exterior door, closing up old exterior door. Owner purchased the mini split, cabinets, sink, faucet, stove, lighting and vanity on top of this cost. We bought shower and toilet. Total was about $25,000

Built new laundry area outside with new drain lines
New tankless water heater plumbed back into existing copper water lines
New Mini Split installed
New main house kitchen faucet
Lots of details

What made this all possible to do out of town was:

About $2,000 travel costs (including dragging a heavy tool box as luggage)
Owner provided vacant house with minimal furnishings, functioning bathroom and kitchen so the crew had a place to stay
Owner provided their truck to use for 2 months
The crew paid their own gas for the truck because they were using it for sightseeing in addition to runs to hardware store/Home Depot

But, in the end, the deck is just beautiful - magazine worthy! And the studio will bring in about $1600/month rent. They still have to finish installing some shelves, baseboard/trim and painting.

We did not build the fence. It was a huge job and there just wasn’t enough time because there was a lot of cleanup and dump runs needed in the last days

BEAUTIFUL!!! The deck and setting are amazing! Another job well done! Kudos!!!

I forgot to mention in the budget above. I did not charge my regular Project Management Fee because they are family. And I paid for my 3 trips back/forth to work on the project but I had a place to stay and they loaned me their car while they were out of town until the last trip where I tried Turo car rental for the first time to hold down my costs (car rental in Hawaii right now is crazy, no supply)

I ended up doing a ton of work for this project remotely and on site which I did not expect. I thought ‘these guys are big boys now, they know how I want it done’. That was not true, I fielded numerous phone calls during the day with issues that needed solutions, design decisions, etc. At least I got them to understand that I was 3 hours ahead and don’t call after 4pm Hawaii time
