<p>Price range $500/per person or so...4 bedrooms. Walking distance to Grounds is important.</p>
<p>There's a variety -- Depends on what they are looking for. Most anything in the Corner or JPA areas are walking distance to grounds. A lot of people prefer the Corner area because of its proximity to restaurants, bars, etc. Looking around Grady/Gordon/17th-14th Streets is all close to the Corner and class. Around the 500 dollar range per person without utilities is a fair budget for this area. Suggestions: 13th and John (Owned by Wade Apartments), Venable Apartments, Camden, Wertland Square, etc. PM for more info if you are looking in this area:: I live in this area right now.</p>
<p>As for the JPA area, its closer to the E-school and quieter, but further from the Corner area. As for suggestions in this area -- 1815 JPA (<a href="http://www.cvilleapartments.com/%5B/url%5D">http://www.cvilleapartments.com/</a>) is very nice and well worth the cost for this amenities (Granite countertops etc) and falls below the 500 a person mark last time I was looking at it...</p>

<p>Oh -- And stay away from "College Park" and "Eagle's Landing" -- these communities are several miles from the University so not walking distance. Nice apartment communities, but pretty far from campus since you said walking was important to you. I agree -- living within walking distance keeps me involved actively in the University life. Plus, parking is basically impossible at uva ;) so driving is out of the question. Most students live within walking distance and there are plenty of apartments in this area.</p>
<p>Running a search on brac.com in the "Rugby Road" or "JPA" areas will turn up apartments that are usually walking distance from the University.</p>
<p>Soo, I'm batteling my parents on why I should move off-grounds. Their whole deal is "on campus=better grades" and "cheaper". My motives are closer to e-school than Lambeth and everyone I know is moving off. Anyone else have suggestions on what I could tell them in favor of moving off?</p>
<p>I'm looking at: Camden Plaza, GrandMarc, other apts on Wertland/14/15th, and JPA (didn't know 1815 was cheap, so that makes it favorable now)</p>
<p>well, 1815 is over 500 a person for next fall, but under the 600 a person.</p>
<p>shoe - if you want to be near the e-school, look at "Woodrow Apartments" from MSC. They are about as close to the E-school as you can get (On JPA/Emmet behind Clark Hall).</p>
<p>There are three big leasing companies in Cville: CBS, MSC, and Wade. Check those websites and BRAC for the rest of apartment listings. Most students leases are currently in the stage of "notify us if you will be renewing" -- So in the next couple weeks a handful of new places will open up. We have to notify our landlord by Oct 15: but being 4th years, we won't be staying.</p>
<p>I think GrandMarc and a lot of the places on the corner are over priced. I currently pay under $450 plus utilities and live between Rugby and Virginia Ave (About as close to class as I could ever want! and not far from bars). We're not in a big complex that's owned by the main leasing companies so that's how we get a better deal. My friends in the area pay about the same for the houses they live in and we just can't understand paying like 650 a person plus utilities at GrandMarc -- Just too high for our budgets.</p>
<p>As for "cheap" -- I know people in the JPA area paying around 300 to 350 per bedroom. Just depends where you are looking. The prices keep going up every year which is inane to me since they keep building more apartments... Looking around $500 for the Corner area and $400 for JPA is a good budget to work with. It might throw out the brand new places, but heck, those places are soooooooooo overpriced.</p>

I'm a first year and would be happy either staying in Brown, or moving to Lambeth. Brown is nice, but I 'm looking for a different experience. I'm a little envious of people in the new and old dorms because of their "first year experience"; on the other hand, many of them are starting to hate their roommates and are getting mono, pink eye and strep throat. Yuck.
Everything has it's positives and negatives.
Anyhoo, how does second year work? If I apply for Lambeth with a group of friends, is there a fairly good chance we'd get it? I would just hate to wind up in Gooch/Dillard, Hereforth or such. Lambeth seems nicely social, and I'm in CLAS so it's a good location for me for the most part. Last year though it had some security issues. Bice would probably be my second choice.<br>
I kind of don't trust housing though, and if there's a significantly real chance that I could wind up in something like Hereforth, then, I think I might go for an apartment, or stay in Brown.</p>

<p>Haha jk, about the death part, but yeah, tons of good stuff happens here that might end up as people's demises...but that's besides the point.
a) Lambeth is like New Dorms, with the Old Dorm party vibe. It's a blast.
b) If you request Lambeth, you will most likely get it (like 99% chance). I don't know anyone last year who applied and didn't get it.
c) It's Hereford. Idiot.
d) we get sick here too. Just, not as radically. Unless you never clean your apartment or get sexiled routinely or just party way too much Thurs-Sat night and then stay up till 2-4am every night (<em>cough</em> me)
e) it's so much easier to hand your parents a bill twice a year than every month. Nuff said.
f) I live with 6 people and it can sometimes be nuts. But there's always someone to talk to. And you have a more likely chance to like atleast one person. Then again, you have more people to hate/hate you, so, it's a toss up to get either a 4 or 6 person apt.
e) The walk to CLAS isn't bad, and the bus stops at Beta every 5-10 min during the day. The E-school is a flipping hike, and it sucks. We walked there twice in the beginning of the year and said F it, and now take the bus. Or just skip physics.
f) benifit of living in lambeth: you will have a nice butt and nice legs from either walking up flights of stairs to your apt (I'm on the third floor with an apt i'm routinely at on the 4th, so I walk a lot of stairs) or walking up te hill of death by lambeth field to get up to beta bridge. So while your off-grounds people will be fat, you'll have to be somewhat in shape. Most of us count the hill as our daily exercise requirement.</p>

<p>if you apply to lambeth with the right number of friends (6 to an apartment, correct?) then its likely yall will get it. Though I have known groups shafted and stuck out in Gooch/Dillard. You won't likely get Hereford, but Gooch/Dillard or Copeley is a possibility. </p>
<p>Lambeth is shared rooms though, just like first year dorms. And no one to clean the bathrooms except for yall, so i've known some boys apartments to get pretty stinky and gross.</p>
<p>Its a pretty social place second year, and if I were going to live on grounds, it would be where I would choose for second year and then move offgrounds 3rd year. I instead lived offgrounds every year after 1st -- I love people and all, but I need my <em>own</em> bedroom... never could do that whole sharing a room with someone thing.</p>
<p>Lambeth sucks. Living there was like living in Port-au-Prince.</p>

<p>Yeah, Lambeth is terrible. It is massively overhyped. You should look for off grounds housing instead.</p>
<p>1815 is pretty nice, but the walking distance is like 10 minutes to grounds. I'm not sure about the cost, it's 525/month for 4 people next year for us (we're currently paying 475/month but it's getting bumped up because of renewal). It'll probably be a little more expensive though for new tenants.</p>
<p>My friend wants me to sign a lease for Venable early next week. There would be 4 of us. I haven't actually gone to see the apartment yet, but it sounds ok.

Brown's location is perfect.
Man, I don't know what to do, and it just seems crazy to me to be making this decision at this time of the year.</p>
<p>I think on grounds housing pretty much sucks, unless you're going for good location which you get with Brown. In Lambeth you share a small room with another person and you only get 1 parking spot for sure (the rest go to lottery). </p>
<p>It's fairly far away with no nearby bus stop, which won't seem bad at first but gets pretty annoying whenever you want to go to grounds to do whatever activities you're involved in. Plus, once the cold weather starts kicking, morning trips to class are much less pleasant than leaving from Brown. I take showers in the morning and don't blow dry my hair, so by the time I got to class my hair was practically frozen!</p>
<p>The apartment is pretty small for 6 people. The kitchen in a 6 person apartment in TINY... for some reason the 4 person apartments had a bigger kitchen. I didn't like the heating and cooling units either because they made a ridiculous amount of noise, and if you're in the middle room in a 3 bedroom suite then you're screwed because you don't have a heating/cooling unit, since you get the air from the people in one of the rooms next to you. Luckily I wasn't in that situation, though. </p>
<p>It's possible to have small parties and stuff, but if you live anywhere near the RA you run the risk of them having to come up and stop it. Also, the size alone really limits what you can do. You just don't have any real party capacity there unlike a nicely sized apartment like at 1815 or somewhere else. </p>
<p>The price isn't that bad, about 475/month with electric and water included, and furnished with really, really musty furniture, but you're sharing a room with someone and, in general, you can do much better than that with off grounds housing. Seriously, off grounds is the way to go! Or Brown if you really like the location, but I don't like the no kitchen, no parking spots, mandatory meal plan thing they have going.</p>

Thank you very much for taking the time to educate me--and you have! Lambeth sounds like it may not be what I'm looking for. I think I'm leaning towards going off-grounds. Fortunately, my parents are supportive. I just need to decide. I like the Corner area and will check it out this weekend. You have been very helpful.
One last question, sometimes there are some sketchy folks down at the Corner. Do the apartments out there have major security issues that you know of? I'm a cautious kind of person, and I'm not going to be walking alone at 2am, but I still get spooked on a dark winter evening when it might only be 7 or 8 at night. Despite my screen name, I'm actually female, and kind of petite.</p>
