Hi,
I am applying to US Universities this Nov 1, 2018 or for fall of 2019 through early action. But the Common app says to enter the term, (Preferred start term) which only shows Fall 2018 and not Fall 2019.

The common app is not yet available for fall 2019. It becomes available on August 1.
