Early Action vs. Regular Application

So im really afraid of procrastinating this season for college apps so im planning on applying early to all of my schools. I live in the Boston area and im planning on either studying entreprenuership or finance. My first choice is BU cause i want to be in the city and ill get tuition free because my mom works there. I am on the edge for making it in factoring my grades and sat and act scores. However, BU doesn't offer early decision so i was planning on applying early action to all of my schools. I felt this way up until a couple days ago when my guidance councelor talked to our class about different ways to apply. She told us that early action is a good way to apply if you want to get things done, but if you are on the edge of getting into or not getting into a school you should stay away from it. She said that generally, the smarter kids are going to be the ones who apply early, so you dont want your application to get overcast by other smarter students. Before i was aware of this. I just heard that if you applied early action. you would have a better chance of getting into a school regardless of your grades. So what i want to know, is should i apply early or not?
