<p>I’m following this thread with great interest because we hope to move to San Diego and may end up with a house that needs some upgrading. From the pictures, I can tell that I won’t be competing with Coral! It’ll be hard enough to deal with all of the stuff DH has been accumulating; don’t need to worry about a stranger’s stuff!</p>

<p>IMHO, San Diego has the best weather in the world. My sister and BIL live there, and it’s always perfect weather.</p>

<p>I do worry a tad about those pesky earthquakes, however.</p>

<p>Re earthquakes – Icy roads seem like a much more significant risk to me. </p>

My young hired assistant just finished the inventory of the record collection found under the trash. Believe it or not, if sold on eBay one by one, the collection is worth $1,300!!! There are also a ton of organ albums we didn’t even bother with. Some of the organ albums are hilarious - bikini clad come hither blond on the cover with title ‘Hot Organ’. ??? </p>

<p>Turns out we have one Sinatra album that’s worth $125 alone. Not sure who would pay that kind of money. Obviously I don’t have the luxury of sitting around in my pajamas selling albums on eBay, waiting for that one buyer that wants a Sinatra album :slight_smile: So, I have two choices… try to sell them at Estate Sale and get stuck with a lot of unwanted albums at the end of the day or contact an Estate Sale or Album Collector specialist and sell the whole lot for a lot less than they are worth, but in one transaction.</p>

<p>I honestly don’t think anyone has been killed in an earthquake in California for a very long time. Property damage, but no horrendous deaths falling down a big crack in the earth.</p>

<p>Sure beats sitting in sub zero temps with no power for weeks!! I don’t know how anyone could do that.</p>

<p>I just loaded some more Estate Sale stuff (samurai sword, curio cabinet, empty piano cabinet and stereo system) and photos of a random selection of the albums. </p>

<p>That did happen after Hurricane Sandy, for one week, but luckily the weather post-hurricane was lovely.</p>

<p>And since then, we have lost power for maybe an hour or so, so we’ve been OK. </p>

<p>Meanwhile, back to the subject at hand: coralbrook, do you have a family member who could sell the vinyl albums on ebay for you?? Perhaps a college student on break? You could share the proceeds. </p>

On one episode of Pawn Stars, someone brought in one of these old swords. It wound up being made by some famous maker, and worth something like $15,000.</p>

<p>If that sword was really brought home from WWII, it is before the souvenir sword era and it could be a genuine sword, worth some serious money. I would not estate-sale this before checking it out. There’s a way to get the blade out of the handle so you can check out the maker’s mark.</p>

<p>The hilarious thing about this upcoming Estate Sale is that we have moved everything down to the garage. And then the garage door snapped the hinges and we cannot get the door open or closed. So, I had a garage door company come last week and they have to hurry up and install a new garage door with automatic garage door opener, vents in the door for ventilation and an exterior code opener thing. I am going to have to call them and put a rush on the installation so that we can get into the garage!!</p>

<p>And then when we get that door open and they have to do the installation we are going to have to move a bunch of heavy things for them to get access to all the areas they need. Nothing like moving things around 2 or 3 times to keep blowing the budget :slight_smile: </p>

<p>If it were me, I’d take the albums to a reputable dealer and accept the lower price rather than spending the time trying to get full retail through eBay or elsewhere. Or, now that you’ve collected the documentation to support the $1300 valuation, maybe the tax write off you’d get from donating them would be worth more than you’d get from a record dealer. (Not really sure what kind of documentation the IRS requires). </p>

<p>I’d go with an Album specialist, and make it a “take all” deal. You might get less money, but you get all of the albums gone at once.</p>

<p>I have sent the list of albums to a collector / estate sale guy that my agent connected me with (that’s a good agent!). He’s going to review the list and see if he wants to buy the whole lot. He’s also interested in the samurai sword but I cannot get into garage to try to get a close up picture of the sword.</p>

<p>He said that cut glass and milk glass have declined in popularity and he’s not interested in those items.</p>

<p>What is that little china scene down on the lower shelf of the curio cabinet? It looks like Napoleon.</p>

<p>Those are some great-looking jazz albums! Of course, I’m sure a lot depends on condition. That’s always tricky. </p>

<p>There definitely are some treasures in that house.</p>

<p>Thank you all so much for your research, it has been very helpful. I have my head down focusing on finishing remodel and trying to get rid of all that seriously moldy stuff out of the house. Today we are taking out the entire kitchen and bathrooms down to the studs and we don’t know if we have enough room in Dumpster #2. My goal is to have the dumpster removed by Friday but I cannot bring in another one until next week. We don’t want to have a dumpster in front of the little house when we are trying to do Estate Sale on Saturday. I’m sure there will be so many cars screeching to a halt at the house that we need all the parking space and room to set out tables :)</p>

<p>We are going to have to put everything out on the sidewalk because there is no place to have our sale!! Hope I don’t get arrested or something for blocking a public sidewalk</p>

<p>I viewed the You Tube on how to get the Samurai Sword apart and look at the blade markings. Now I just have to find a volunteer that wants to try to mess with a sharp blade and figure out what we have.</p>

<p>Meanwhile, I took Marilyn’s advice above and tried to do a Google Image Search on the samurai sword but the only picture I have is one of the guys in a ‘Thrasher’ T Shirt holding the sword. Google returned many hits on Thrasher Skateboard magazine. Not exactly what I’m looking for :slight_smile: </p>

<p>REMODEL FINAL COSTS</p>

<p>We had a marathon day yesterday at the townhome remodel. My crew and I managed to grout entire master bath floor, install a fancy vanity (and cut out some drawers to fit existing plumbing coming out of wall), install countertop and sink, install faucet and connect all plumbing, install towel rods, toilet paper holders, robe hook and hand towel rod, install baseboards/caulk/paint, caulk in the shower edges, install toilet and connect plumbing, install giant medicine cabinet and do all the touchup paint around the house AND clean up the garage and load everything into truck to haul away. Marathon session. I was teasing my lead that I just saw him do an entire bathroom in one day and I expect same results in the future !!</p>

<p>I have to go back to meet owner on Thursday morning to put sealer on the grout and get a small final payment that was withheld (at my insistence).</p>

<p>Here’s the final numbers for a 3/2.5 1500sf townhome with all new flooring, baseboards, kitchens and baths, lighting, reconfigure kitchen, cabling for wall mount on fireplace, etc. We only painted the downstairs, she wants to paint the upstairs rooms.</p>

<p>ORIGINAL ESTIMATE $43,000</p>

<p>ACTUAL TIME AND MATERIALS $41,171</p>

<p>But this doesn’t include a bunch of stuff that the Owner purchased herself and I don’t know what she paid. Boxes and boxes continued to arrive via UPS and FedEx throughout the project. Outside of this cost she purchased all the lighting, some bath mirrors, one bath vanity, shower and bath faucet fixtures. </p>

<p>So, a rough estimate is that you can do all of this for about $45,000 (that does not include my Project Management fee). Most important is that the property is vacant so things can move fast. So, she did have a cost of renting her apartment and owning this townhome while the work was being completed.</p>

<p>I figured if it was Napoleon, the woman must be Josephine so I tried wording the search in a few different ways. Finally I tried “Napoleon and Josephine at table” and bada bing. In this case I searched images using the words, rather than searching the image. You’d need some kind of specific on the sword and a cleaner picture. I wish I already lived in the area - I’d love to take on the search!</p>
