Getting out of a housing contract.

I am very eager to get out of my housing contract at the University Center in Chicago. I am transferring schools, but signed a housing contract for three quarters. My contract isn’t out until February 15, and the school I want to go to move in date is January 22, 2015. Anyone please let me know what I can do. Thank you.

Odds are you can’t, but you should contact them via calling either 877.482.2463 (likely the corporate number) or 312.924.8111 (front desk number). If you already live there, you should just go down to talk to them. Your lease should specify breakage terms or subletting options. Based on what I’ve read from their website, it’s doubtful that such options are allowed.

Do you think is anything I can prove to move out?

There is nothing to prove. You signed a contract to pay rent for a specific time period and they agreed to make that apartment available. It is a business agreement.

Sometimes landlords agree to waive rent obligations if they can fill the apartment immediately. You can ask but odds are they cannot fill that space when it is convenient for you to move out so they would be losing the income.

You may also be able to sub-let it to someone else.

Since it’s student housing, they may have special provisions for people who lose their student status at nearby schools or are transferring.

But if not, it might just be cheaper to ride the lease out. Many leases require you to pay a couple months’ rent as a fee to terminate, but it sounds like there’s less than a month between when you need to be out and when your contract ends.

You may claim disability that would convince them to let you break your contract. Suppose you suddenly develop Tourette’s with loud, distracting, and disruptive vocal tics. They may let you out with a doctor’s note.
