Jefferson 26

What do you think/have you heard about this place (student living near campus)?

How is it compared with The Block?

Vintage West Campus, 21Rio, Texan West Campus, Quarters on Campus are all nicer.

The Block is nicer, and therefore more expensive. J26 is nice, functional student housing. It’s all overpriced, but you get what you pay for in terms of convenience.

The Vintage isn’t even finished or built yet I believe. 21Rio is insanely priced–something like $1200/bedroom.

When you shop, be sure you are comparing apples-to-apples. Some of the complexes list price per bedROOM while others advertise price per BED (assuming 2 beds/room).

They are all pretty much the same I feel. And actually, J26 is more expensive than the block and in my opinion WAY nicer.

Is Rio21 even finished? And I checked the website and the rooms are RIDICULOUS in price!

J26 is not usually more expensive than the Block, and it is not nicer. I have personal experience with multiple Block complexes as well as J26 and the Block is far nicer in the apartments.

You can get a place at either complex for around the same price range. From what realtors told me the Block is pricer, but it’s nicer. I think J26 is the better deal if you book late–they all overprice early in renting season though.

Are the prices at “The Block” per room or per person? I was looking at a 2 bedroom apartment for $935.

Per bedroom. That’s how it is at every complex in Austin, or at least for those that target UT students.

However, in West Campus you have to give a single rent check, so it’s really a 2-bedroom apartment for $1870. The rates usually go down later in the summer, so if you wait you can get a room for $600 or so. And if you get a larger apartment, like a 4-bedroom, it’s usually cheaper per room.

We ran a survey in class for the top/student favorite apartments in west campus. It was just a small class of 200, and we had about 140ish people respond and here were the favorites:

The Vintage
21 Rio
Texan West Campus
Jefferson 26
The Block
The Quarters
Villas on Guadalupe

Basically everyone said that the quarters, block, and jefferson 26 were all the same thing, but just different locations. Hope this helps!

Have you had any experiences with waiting until the summer to get a cheaper apartment. My friends and I are planning to do that, but we’re pretty worried about the risk of ending up with no place to live.

sprintuser: I am planning to do what you are doing too, only doing it by myself.

J26 sucks major balls.

The elevator is broken in the parking garage. It shakes and the alarm is out. All the exit signs are knocked down, its always loud, and it is not nice. The tour may be nice but ask to go to a different floor and the hallways suddenly get worse and grungier. Do not live at j26. Do not live there. It sucks. The prices are over priced and management sucks.

I actually renewed at J26… you get what you pay for.Basically, everyone I talked to complained about where they lived and in the end they all sounded the same. For 700 a month, I’m happy.

Some random good things about J26:

 • first E-bus pickups.
 • close to all the frat/sorority houses
 • every month they host a catered event for residents
 • the nicest pool…

As long as you don’t live on the apartments edging the street, you should be okay with noise. But to be safe, live on the 2nd or 3rd floor.

@sprintuser

last year my friend waited until late july to pick where she lives now (jefferson west) and got a double room in a four bedroom apartment with 4 other girls for $490 a month + utilities.

@setphaserstostun she got SO lucky. anyone would kill for that. freaking amazing.

@setphaserstostun

That sounds really nice…haha a double room to yourself. Well hopefully it works out for us in the end. It would suck if we can’t find an apartment in West Campus though. I can’t imagine living in Riverside.

Will it be too late to wait until late July or early August to rent an apartment? Is it possible there won’t be many left to choose?

@plnlin2 it wont be too late… you just wont get your pick of roommates.

@msolo45
will it be an issue if I dont get to pick my roommate(s) as long as I have my own room?

@ plnlin2

not at all. if you want, you can even get a 4/4 and have an attached bathroom. if you don’t mind meeting new people, it really isn’t that big of a deal. they make you fill out a blue sheet to try to put you with people your age/degree/other similarities. right now, it seems that the later you wait, the better the deal is. they’re waving fees right now to upgrades such as pool view, wood floors, attached bathrooms, first floor (wouldn’t recommend it anyway), etc.
