law and planning

i'm really interested in affordable housing and land use law, and I was wondering if people thought a joint JD/MCP or MUP (city/community or urban planning) degree would be helpful, or if I'd be better off just working for the extra year it would take me.

Ideally, I would like to start a nonprofit development company rather than work in a firm with developers and government agencies as my clients...but I realize that may take a while.

My art skills are not at a level where a joint law/architecture degree is an option.
