New Off Campus Housing Options

Quite a few new complexes opening in the near future--
State College, PA - State College and Penn State Housing Guide 2012-13

There is at least one more developer that is looking to rezone a parcel for additional student housing. Penn State has said they do not plan to increase enrollment so perhaps this will eventually bring rents down a little.

This is great. We are hoping my D gets on campus housing for next year, but she probably will want an apartment for junior/senior years. More choices are definately a good thing.

What kind of rents are typical in State College for an average apartment with 4 students living together?

I’m guessing that if people factored in the limited on-campus housing and the high cost of private housing (not to mention the weak financial aid), then the actual cost of attendance for Penn State would be much higher than it initially appears.

I also know that the Borough of State College does everything it can to limit the locations where students can live within the town.

I think my son paid about $600 to have his own room in a three bedroom house that was a few blocks from campus. One was a duplex north of campus and the other was a charming older house on Foster. I think it was cheaper for him off campus than in the dorm.

The Borough cannot specifically discriminate against students in their housing ordinances. They are trying to prevent having any more owner occupied houses become rentals.

S1 paid $450ish to be one of 4 guys in one of the non-Beaver Canyon highrises, two different buildings. One place included electricity and cable, the other did not, so that’s another expense. Nephew paid $300 to have one of three bedrooms in a first-floor apartment of a house; there were other students downstairs in the basement, upstairs and also in the attic. His floor had its own kitchen.

Our experience, generally speaking, is that the savings is not so much vs. PSU housing rate as it is vs. the board, unless you are in Eastview or North (which are like having an $800/month rent payment!). Cooking for yourself is much, much cheaper than a food plan.

I think that is true at any school.

Thanks for the answers on housing costs. From your experience, it sounds like off-campus housing costs are average.

I like the reference to Beaver Canyon. I assume that applies to the portion of Beaver Av. that has high rise apartments along both sides.
