Off Campus Housing

I'll be transferring to USC in the spring and I really like Gateway and Tuscany apartments. I was wondering some opinions on the best places to live. Will it be hard to get a place at gateway or tuscany?

No, just whip out daddy’s credit card.

Gateway and Tuscany are rent by the bed. Do you like that? West 27th street is not. Many kids live at Gateway and are very happy.I suggest you go on FB and “LIKE” the Gateway and West 27th street sites and ask on there if there is anything available. Things happen and people need to move.

Yes, some kids go away for a term abroad, transfer or for one reason or anther decide to change where they live. Our D found Gateway a very convenient place to live–rental prices have dropped quite a bit since she lived there in 2010. She also lived in an apartment called Regal Rita, which was nearly as convenient & even less expensive to rent. She also had a term in Webb (an on-campus apartment) which she liked, and a year at Cardinal Gardens which she wasn’t as fond of.

Gateway and Tuscany are expensive, so just make sure it’s worth it to you for the amenities they offer. You can definitely find MUCH cheaper housing. The USC fb groups always have posts of people looking to have a spring transfer take over their lease. Send me a PM if you want links.

I just joined the USC fb page so I’ll keep an eye out for that. And if I took over someone’s lease does that mean I’d have to sign a new one at the end of the year? Or would I sign one when I moved in?

It varies by landlord. Be sure the LANDLORD allows whatever situation you plan to get into (like a sublease if the original tenant wants to leave), so you aren’t in a bind if the landlord decides after you’ve moved in that you aren’t allowed there.

When our D started in Jan, she lived in Webb on-campus & started a new housing agreement with campus housing. With private landlords, you have to check.

Also, lots of places start having leases for the following year start advertising & accepting reservations in Jan-Mar for the following fall, so be on the lookout.

Just to be clear, it’s not the official USC page but the groups for each year. To my understanding, if you took over someone’s lease for the spring semester (maybe they’re studying abroad), then you have that apartment til the lease ends (sometime in May, June, or July). You do not have to renew it. So yes, you would sign one when you moved in. Note that leases here are based on the academic year. Hopefully that helps!

Having returned from moving in a student last week (campus dorm) – for an off campus location I would pick Gateway for my first semester because of the prime location and the shops underneath. Everything you need is right there. That said be aware Gateway is handled like a dorm in that you don’t lease an apartment, you lease a bed, and you’ll be assigned roommates just like in a dorm.

^ true, yet you can also find people in advance, such as other transfer students, and arrange to lease beds in the same apartment aka picking roommates.

I would not pick gateway because i would not want to pay 1000 bucks to share a small room with a stranger. I would go to an apartment that did not rent by the bed.

^ Well yes but we are paying as much and in some cases more to share a small room on campus with a stranger. Gateway is students only.

Gateway does allow non-students to lease a bed (we asked when we took the tour) I can’t imagine why someone who wasn’t a student would rent there, though.

Yeah I don’t like rent by the bed but I like the amenities offered at Gateway and Tuscany. And the proximity to campus.

check out the icon, the mansion and west 27th. They are all right there.

Perhaps Gateway’s policy has changed, but 2 years ago my S rented at Gateway (it’s first semester open) and his roommate was, indeed, a non-USC student. A great guy, though, who was hoping to transfer to USC and was going to take classes at SMC. I don’t think he ever did. In other good news, they never filled their apartment and each guy got his own room. !!! What a perk! So make sure exactly what they promise today about renting to non-USC students.

@stalkermama Thanks! That gives me more options. I knew of West 27th but not the others. I’d really like to visit and see the apartments first but I live near Pittsburgh, PA so it’s not easy to get out to LA.

I know its not easy. I live far too.Try to google and see pics. West 27th has a great website.Amenities are amazing.Pool ,Jacuzzi ,weight room. I don’t know what the Icon has but it’s brand new and a better location than West 27th Street. The Mansion is one block from Gateway up Fig. I hear its nice but no amenities.

The places people have listed, and I’ll throw Tuscany into the mix, are nice and close, but expensive. If price is important, google usc housing and you’ll find Stuho, Nupac, First Choice, etc.

Also, what madbean says, each having their own room, was because GW was not at capacity. I’ve heard they’re full now so that would be very improbable.
