<p>Son is looking to move off-campus next year and was wondering if people have any tips? Any rental or management companies they've worked with? Average rent per person? Utilities usually separate?? Are most leases 12 months? Any information is greatly appreciated!</p>
<p>My son is a junior and has lived off campus the last two years. First place was a three bedroom townhouse and the second place is a three bedroom house. He lived on Canyon Blvd the first year, now near the Engineering Center this year (he is an engineering student). He has always had two roommates and they always had their own bedrooms and he has paid from around $600-$675 per month for his share of the rent, plus utilities. Now that he has the house, he and his roommates also have to make sure they shovel the snow or they get charged for snow removal. He has always had to get a 12 month lease, has told me that it is very hard to find 9 month leases and even if you can find them, the landlords compensate for the lack of months by charging more per month for rent. He also says that is very hard to find people to sublet the places during the summer since so many people are looking to sublet their places that even if you are lucky enough to find someone willing to sublet your place, they will not pay you the full amount of the rent. His first summer he had the apartment he stayed in BouIder over the summer and got a job so keeping the apartment was not a problem for us. He does complain of the landlords, most of the rental places are owned by two big companies, one is called Boulder Property Management and I forget the name of the other one.
