I’ve seen an explanation saying that since the rectangle has perpendicular sides, one of the pair of sides would be the opp rec of the other pair. Now, that doesn’t make sense, because ALL rectangles are perpendicular and yet some have a pair of sides 1 and another pair of sides 3.

I don’t understand what you are saying here.

What they should say is that one side is perpendicular to an adjacent side, so the product of their slopes is -1 (note: sides are not parallel to the axes). You have two such pairs, and the product of the slopes is (-1)^2 = 1.
