Would it help more to college admission by taking some local university classes than taking AP classes at high school?

AP.....def

AP; local college classes do help, but minimally.

At least at my school, they advise you to take AP classes/classes at the HS unless you've completely exhausted the classes of a subject. Since the AP exams are given every year, colleges are given a meterstick of your ability compared with students across the country. Your grade in a local university/community college class may be slightly harder to distinguish.

but if you live near, say UC Berkeley, wouldn't taking a college class there be better than an AP?

If you plan to go to UC Berkeley/any college, then I think that would be a smart move.

If your school offers the AP you're interested in, by all means take it. If you enjoy it, take a college course to further your knowledge on that subject.

It is being increasingly recognized that the AP courses are made out to be too big a deal compared to the usual honours courses in the high school. Adcoms may start valuing one's experience with a real college course more than an AP course in the high school setting. Just a thought..

I think there is an except to AP>College classes though.

How about when you're decided between Calc AB + BC vs Calc BC + MV Calc?

(I'm planning to do the second)
