We live near #7 on that list. Absolute explosion in the SE Phoenix valley. When we retired down here seven years ago, there was nothing for miles. Zero, just farmland. Now, weāve got a Sprouts, Trader Joeās, Costco and every chain restaurant and box store you can name within a four-mile radius of us along with expansion of the regional airport to handle additional jet traffic and new highway connections that make the distance from our front door to Scottsdale less than 40 minutes. Our house price has more than doubled and rising as are all the other homes in the area. Construction and road work are nuts.
Please donāt come here. Youāll hate it. We have rattlesnakes and scorpions and summers so intense that heat-seeking missiles wander aimlessly. You have to drink your ice cream.
But if your do want to come here, donāt start looking until Oct 15, 2022. Thatās when our home goes on the market

Hard to say whatās āup and comingā not knowing what others know or donāt know about certain areasā¦. BUT Iāll put a couple of votes in for
Columbus, Ohio - and NOT related to OSU. City and suburbs growing like crazy, some big (VERY big - Intel) business creating lots of jobs. One of the most popular landing spots for new area grads (outside of OSU!!)
Also in Ohio, a nod to Cleveland. Not as flashy as Columbus but more affordable housing, great art and restaurant scene. Excellent health care. Good place for young and old.
Agreed. I visited my parents for the holidays this year for the first time in few years and was stunned at how much construction thereās been since I last visited. New stores and condos everywhere!
It saddened me to see so many beautiful mountaintops marred by development.
Bozeman, Montana for sure with Montana State reaping the benefit from that. I am not from there but have visited and my son looked at MSU for college (ultimately decided it was too far away). During our tour there in summer 2021 the tour guide continually reminded us that MSU keeps increasing in enrollment and thus university housing is snapped up quickly, along with off campus housing. Covid only increased Bozemanās popularity as many people relocated from California and elsewhere.
Eau Claire, Wisconsin is another town frequently named on up and coming āsmall cityā lists, with itās relatively inexpensive cost of living as well as proximity to the Twin Cities.
Boone, NC
Thereās building going on everywhere in our area and I read once that weāre supposed to go from rural to metropolitan in X years. It frustrates our family TBH. We liked it how itās been, and while a small amount of development is a plus, losing the rural factor will have us moving eventually. I guess the only good thing about it is our real estate investments have paid off.
I donāt know if the area is up and coming or just gorgeous with affordable housing and plentiful jobs. People who have moved here usually mention the last two - and āgood schools,ā but take that as you want considering our schools are just above average according to test scores.
Iāve traveled to most of the places mentioned on here - and prefer where we live to all of them. Iām not sure if that means itās up and coming either though. We like rural and quiet - with beauty.

Boulder, CO is a lovely university town (assuming you are OK with the liberal leaning politics). But it was pricey even back in 1993 when we moved to another CO town ā¦ even more so now. In other words, Iād not classify it as āup and comingā.
Bellingham and Spokane used to be those up and coming citiesā¦ forget about moving there. RE prices are through the roof.
lol I looked up the 10 best views in Leander based on that writeup, because i sure donāt think of Leander as hilly and scenic! Sure enough, most of Leanderās best views are elsewhere, including Austinās nude beach!
I could see Morgantown, WV with WVU growing the next 10 years. Low cost of living with available land. Some nice areas for hiking, fishing and boating. Also looks like some VC flowing into the area.

We live in a town like this. Itās really sad what the STR market has done to our neighborhood.
There are literally no rentals right now for year round and when they do come up, they are 2,500/month or more. I have heard from landlords and agents that some apartments have 95 contacts and/or 60 applicants. Easier to get into Harvard.
Iām in NC and housing prices are rising like crazy here across much of the state. I feel lucky to have bought when we did 25 yrs ago. Not sure we could afford a house in our town now. We get a lot of transplants from NY, NJ, CA who can sell their houses for a million or more and come down here and buy twice the house for half the price, but a $500K house is a lot more than the average wage in NC can afford. I donāt blame people wanting to leave NY or CA, but itās not doing us any favors here in NC. Affordable housing is a huge issue here because the developers will build what sells and that is $400-$500K houses which you canāt afford on a teacherās or police officerās salary.
