Why did I get my housing contract so early?

From previous threads and posts I thought it takes a few weeks to get your housing contract after paying your enrollment deposit? I payed my enrollment deposit yesterday and I was emailed my housing contract today! That's much shorter than a few weeks! I'm planning to attend UT so it's not a bad thing just unexpected, the only thing I didn't like is that in the email they gave me a deadline and said that the $300 payment is non-refundable. I thought it was refundable though? That's the only thing that's worrying me b/c I told my parents everything was refundable, so they might be a little mad b/c I didn't give them the correct info and $300 is a lot of money. Although it's nothing compared to what they'll have to pay for my school fees. I actually talked to one of my friends who goes to UT and she told me she actually missed the deadline to turn in her deposit when she was an incoming freshman and that it was no big deal to UT. They just gave her another contract and let her pay it late. Oh, and by late I don't mean she missed the July 1 deadline, I meant her own personal deadline based on when she turned in her enrollment deposit.

If you pay the $300 advance payment and
you are a first time freshman and
you change your mind about attending the University of Texas at Austin and
you cancel your admission prior to May 1, the $300 is refundable.

If you attend UT and decide not to live on campus, the $300 is not refundable.
