Another Home Renovation/Remodel Help Post

Anyone interested in helping on another home renovation post? (And helping me get my mind off being an empty nester?)

We recently bought our retirement home in a beach/island community. We will be remodeling the inside to bring it from the 80’s/Golden Girls vibe to present day. Our focus is on kind of a costal-modern-farmhouse vibe. It’s a large open concept house with very tall 2-story ceilings in the common living spaces and lots of windows looking out onto the water. Carpet will be removed and replaced with hardwoods or LVT, all outdated trim removed, walls painted, mantels & fireplace treatments completely replaced, window grids removed, new lights & ceiling fans, kitchen completely remodeled - you get the picture.

I have two similar rooms next to each other and I’m not sure what to use them for. Currently, they both are sitting areas with TV’s & fireplaces. One is a more formal living room area, and the other room is around the corner (and somewhat open to the first room) and is used as a less formal sitting area (also with a fireplace and TV). The second room also connects to the kitchen & eating area. We’re not looking for a formal feel, so a formal living room seems like a waste of great space. We will keep both fireplaces (they back up to each other but are 2 separate fireplaces - both masonry). Both rooms share an entire wall of sliding glass doors out onto a terrace.

Right now, I’m thinking of using the bigger of the two rooms as the official family room and the slightly smaller room, off the kitchen, as more of a “morning room”, where family can gather while in the kitchen, eating meals, etc., with a smaller, cozier seating area than in the bigger room next door. The remodel on the kitchen will include a breakfast bar with stools that will extend into the morning room, but the room is still pretty big, so I’m looking for ideas on how to lay it out and fill it. I’m also thinking of doing different treatments for each fireplace - a coastal modern-farmhouse-y look in the big room and a stacked stone look in the morning room. TV’s in both rooms, which I know could be problematic if they’re both on at the same time, but I think that scenario would be rare.

Here’s some current pictures with staging furniture, which is definitely not reflective of our style.

First pic is the big room (currently a formal living room). You may see a wet bar - we are taking that out to make room for a pantry in the kitchen)

The next 3 pictures are different angles of the “morning room”. The last one shows the proximity to the kitchen (note that we are taking that entire kitchen wall down and getting rid of the “peek-a-boo” passthrough. The bottom half of the wall will become the breakfast bar with the entire kitchen being opened up to the morning room (and the water view!)

Any ideas or suggestions are welcome!



I like your idea of a “morning room” - the first thing that came to mind was like a solarium. Lighter airy furniture, a smaller table that could be used for breakfast or playing cards or doing a puzzle on a rainy day. No tv. Reading comfortable furniture. Lots of plants! Maybe a different flooring than a family room or a rug that is more natural - like a jute rug.

Your condo is so similar to the one I sold last year!

I think a coat of paint and a change of flooring will do wonders to update the vibe of the place. I painted an accent wall of my beach condo with Sherwin William’s Silvermist color 15 years ago. I still got compliments on it when I sold it last year. All the other walls were builder’s beige. This website shows it in several rooms. For flooring, I like either very light or very dark bamboo flooring. Light for a coastal look or very dark for more contemporary. I’ve had good luck with Cali Bamboo. Their Cali complete underlayment underneath engineered hardwood was especially good. This is the one I’d change my new floors to if they weren’t brand new. Oyster Bay | CALI

What are your interests? I would love lots of books in a morning room, maybe a smaller breakfast/game table as someone else said.

Can you take down that overhang separating the kitchen from the morning room? That would really open up the space.

I was going to say the same thing. May not be doable because it looks like the overhang is used to house something, like stove vent and upper cabinets - ?

The OP said she is addressing the kitchen wall problem.

I love that paint color! I think once we’ve picked out the floor finish, I can zero in on wall color.

I do have a lot of books. We are getting rid of the built in in the smaller room but I’ll probably do some open shelving elsewhere.

Someone else mentioned plants which I love, but since we won’t be there full time for a couple of years, I’ll probably have to wait on that.

There are upper cabinets in the kitchen on the other side of the wall but we’re getting rid of those when the wall comes down. They are really too high up to be functional anyway.

Here are a couple of kitchen pics:

Upper cabinets and wall out, all other cabinets out, new bigger island, pantry where the double oven is, close off 2nd entrance to the kitchen (you can’t see it, it’s near the refrigerator), new stove top and double ovens over on the new wall with additional upper cabinets. New island will have tons of drawer storage. Dishwasher stays where it is. New farm sink and built-in fridge (other one will become a garage fridge or used in a guest space over the garage, if we decide to put in a kitchenette).

Looks like a beautiful space!
Just be aware that between hardwood, tile, high ceilings, increased open spaces and windows it will be very noisy. Carpet is a huge sound dampener.

Yes! And a great fur catcher… if you have any fluffy friends like we do. :slight_smile:

True! And allergies and maintenance…but
We have friends with the high ceilings, tile etc. When they have a party you literally can’t have a conversation unless you find a small corner somewhere. Can’t hear anything. Most people migrate outside to get away from the noise.

So next question. Are there going to be any window coverings?

Questions:
Is there a formal dining space you want separate from a less formal space in the morning room? Or you just want one place?
How many seats would you plan on? (Would you furnish this room with a long or round table? Vibe?) Looking for a smaller “cozy” table or a bigger entertaining table?

Where is that space? (Morning room? assuming closest to the kitchen)
Just thinking you could use a formal oblong table in the more “formal room” and a smaller round one in the morning room. (These look from the pix that these are pretty large spaces).

If you like books and/or need storage the morning room has that entire wall where cabinetry can go (where the mintons are presently). The topper can be a shelf or seating depending on your life style. You’ll get a pantry I assume for the kitchen but you lose a lot of cabinet space (easily useable or not) by taking out the wall.

Are you just taking out the wet bar altogether? Or is it planned for another spot? I know it depends on your lifestyle but even a small area outside the kitchen itself is nice.

Question: We can’t see it you said (and no real idea of your floor plan) but another entrance to kitchen will be blocked off. I’m asking because kitchens truly are the “central hub” of homes most of the time. Most used spot. Because of that many times the best plan is a circular pattern–open ended that allows entry from the more spots, the better–the garage (to bring in groceries, supplies), the dining room, bedrooms–everywhere. Just make sure it’s really what you want.

That is a beautiful home to work on. I definitely would take out the uppers between the rooms.

I like this flooring for a Coastal home. I believe you would have to find a retailer that carries Garrison Flooring in your location. If you cannot get Garrison flooring, this coloring is very neutral so maybe look for something similar. First link is engineered flooring and 2nd link is vinyl flooring. You would be surprised how nice vinyl flooring looks and feels these days
