I live in Austin and I have to ask you, when was the last time you spent any time at all here? We would like to leave because of the crazy growth and that extends to all of the area between here and San Antonio. From what I’m seeing, it won’t be too long before that whole area is fully developed. The traffic coming into Austin is constantly heavy to stopped. On the positive side, the airport is on that side of the city.
Yes, it’s quite a bit more congested than back in the day. I have a brother that lives in the area, so I’ve been in and out several times. I have not lived in central Tx myself for many years. It seems like everywhere we are interested in is having similar (congestion) issues. We will be spending a month in the area this fall to get some ground truth.

Well, we spent 2 weeks in Asheville area, 2 weeks in Mooresville area, and two weeks in Waxhaw area. Learned a lot about septic systems, wells, and insect control. We toured more houses than I thought possible, although houses with main rooms and garages on the ground floor are fewer in number. Bottom line, the area is beautiful, maintenance is more (septic and well), and options with main living areas on the bottom floor are fewer.

We really liked the homes we saw on Waxhaw. Just could not find one with all we’re looking for.
Currently we’re in the Texas hill country and have found some very interesting possibilities.
Well and septic are more but not really something that takes any time. Depending on your septic and family size, you might need to have the tank pumped every 3-5 years. With the well it is relatively maintenance free except about once every 10 to 15 years your pump might go out and you need another one.
Perhaps you have a filter that needs changing once a month or more but that is very easy and I believe many that do not have wells have filters as well.
I lived in Waxhaw for 12 years. Beautiful horse country but not a fun drive if you have to get into Charlotte in the mornings and back again in the evenings (I drove my kids back & forth to their school in Charlotte every day and cursed the drive daily). If you don’t have to leave Waxhaw, it’s an excellent choice - super cute downtown.
I think Asheville is a great place to spend a day or a weekend but I wouldn’t want to live there full time. It gets very crowded and congested during the fall when everyone migrates there to see the leaves and do the Christmas tours at Biltmore. As others mentioned, if the mountains are what you’re looking for, there are better choices - Brevard, Boone, Blowing Rock, Lake Toxaway area, to mention a few.
+1 on Brevard…I have always enjoyed spending time there. Many beautiful hiking trails and lots of beautiful waterfalls.
We were probably in Waxhaw at the same time. Loved it when we first moved there; by the time we left the construction and traffic were insane. Our drive up Providence everyday kept getting longer and longer. Waverly alone is 6x the size from when we moved to Waxhaw.
We really like Brevard; such a cute town. It’s about an hour drive for us, so we can go up for an afternoon of lunch and shopping or do waterfall stops along the way.
Agree totally with what you wrote. Asheville - great place to visit but wouldn’t want to live there.
For Waxhaw, we would not have to contend with the traffic because we are working from home (and that won’t change). The traffic in the entire area is pretty rough.
I must say though, we are currently in the Texas hill country and have already toured several homes that we really like acre + lots, live oak trees, privacy,. This will be interesting
Thankfully, we escaped Union County before the Waverly nightmare and now live inside the 485 bubble, making it easy to get everywhere we need to in the south Charlotte area, including uptown.
It’s so crazy to see how much Waxhaw has grown since we were first there in 2004. Have you looked in Marvin? It’s a small town that borders Waxhaw and the SC line. Lots of big homes on big pieces of land. Same traffic issues though.
Mostly agree. On a well system, you’ll want to be vigilant about changing sediment filters (every quarter). We also run the H2O through a UV lamp afterward (~$100/year for a new lamp). Bladder tanks, which maintain your H2O pressure, will go every 10 yrs ($800 depending on size). After 21+ years, my well pump was still fine, but one of the pipe fittings had corroded leading to a loss of H2O pressure. Long story short, since they had to pull up all the pvc pipe to replace the fitting, it made no sense to put the old pump back down there. We replaced it ($2K).
For septic, we’ve pumped every 2 years, but that is dependent on family size and H2O usage ($350 for both the main tank 1000g and the distributor tank 500g). After 20 years, we had to replace the distributor pump ($2K ).

LOL, we’ve lived the last 20 years in Phoenix AZ, so no. NC does run cooler, but the home matches are few and far between. In the hill country all the homes we’ve seen are 1 story, no wells, no septic, large lots, private.
Flew out last week for a final look at our best match in the Charlotte area and in the Texas hill country. And the winner is??? Texas hill country. September move-in. Glad the hunt is over.
