I am so sorry to hear about that flood. Especially if both bathrooms are now out of commission or a mess! Hopefully there is a third bathroom in the house and you are not isolating with 4+ people in your house working/schooling at the same time?

A small “plastic” part on attachment to the water supply line broke!
Everything is covered by insurance and our deductible was very reasonable given the damage. So far $10K in “mitigation” services to dry out the house. We’ve had plumbers, HVAC, contractors Air-dry company people (30 large heated fans! x 24 hours) traipsing through the house for three days. No sleep because of the noise.

Three people, one bathroom left! Thank goodness.

I have loaded some more photos of painting the bedroom. Hopefully today it will be done and I can get an idea whether everything worked together. Hard to tell with red paper and tape everywhere

As a fan of lots of natural light I’m loving how light and bright it is with the new paint. I’m glad you kept the natural wood beams, though. It’s looking great!

The painted master is such an improvement. Fireplace looks half the size painted the same color!

Final photos loaded. But now there are 3 issues remaining. The old hideous almond yellow switches and plates stick out like a sore thumb, the cheap Pergo floor looks hideous in the room, and the ceiling fan is ugly!! My electrician is so busy over at OB project I cannot fix those switches until some other time.

I wasn’t able to take any really good photos because it was late in the day and no lighting in the room now because we took down the giant black track lights.

Next up we are moving into the living room and redoing the old 70s wet bar area and painting out some 70s oak cabinets in family room.

SOOOOOO much better and in the pics the floors don’t look bad at all. The beams really pop now!

I’m usually not a fan of painting brick, but it looks really nice here.

Add me to the choir—fabulous job! Painting the fireplace and wall white was a good idea. I honestly think the floor looks fine in the photos and would wait for owner’s thoughts before replacing.

Also, since it’s a bedroom, the owner might put down a large area rug over most of the floor. I agree with asking the owner what they think about the floor before you do anything.

She does have a large area rug for the room. I just didn’t move it back in yet because, even though I swept the room, the floor needs a good mopping before we move anything back in there. Couldn’t find a mop and I forgot to bring one from home.

Yesterday I met with 3 HVAC companies all afternoon to do a walk through of the house. Owner wants mini splits because there is no way to get a central HVAC system in this house. No attics, every room has vaulted ceilings, including bedrooms. And no crawlspace. A real challenge!! Biggest issue is trying to pull electrical to each location needed for the exterior condensers. There is no place to pull wires! We are going to have to run a lot of conduit around the outside of the house. For some crazy reason the main electric panel is in a cabinet in the family room. Really odd.

I agree with others. The bedroom floor looks fine…and with a rug will look even better. I’d leave that one alone.

That’s called a kiva fireplace — definitely should be the same color as the walls!

This week I had my painter over at the El Cajon Adobe house to remove the wet bar countertop/sink and paint the cabinet in the Carbon Copy deep charcoal color. Then we painted out a big oak cabinet between kitchen and family room white.

The owner contacted an architect that specializes in Adobe houses and historical designation. Owner is flying in next week and has a meeting scheduled with the architect to go through the house in order to determine if the house can be designated historical, which saves a large amount on property taxes.

But, the most interesting thing is that the architect told her NOT to seal or paint the adobe. It needs to breathe and does a big job of managing the temperature in the home. If we paint we are supposed to use lime based paint or mineral based paint. Oops!! just painted up the whole master bedroom. Learn something new every day
