Here is the kitchen plan. Every appliance will be paneled except the Microwave/Oven in the tall cabinet. She is having paint grade cabinets. Most will be an off-white and the 3 cabinets under the stove area will be a dark deep teal or dark smoky blue. The range hood is going to be a statement piece (i’ll link later) and the best part is the refrigerator front panels and side panels are going to be a natural maple in flush style.

I think that’s an efficient kitchen. The inspiration photo didn’t come through.

There are a couple of cool things designed into that kitchen. There is a pull out broom closet that will be 12" wide. As you pull out, the left side of pullout has a panel. On that panel we will have a clamp strip for brooms and mop. Above will be a basket shelf for cleaning products

I designed an appliance garage that is actually turned sideways facing the kitchen sink. It has a door that lifts up and will have plugs inside for toasters, coffee grinder, mixer, can opener, etc. They can just pull out for quick use (while plugged in) and push back into garage to hide

We ran into problems trying to set lighting above sink area because of structural Ijoists in the way. So, she will have sconces to left/right of sink. There will be 2 pendant lights over the bar area and rest of kitchen will have 3" small can lights in ceiling.

Lots of lighting and outlets going everywhere. We have a closet identified for dust buster and vacuum cleaner and I’m setting outlets up high for the charging docks

CB, have you considered a monorail over the sink? This is what we have, and I like it. Mine does not have pendants; I have floodlights that can rotate to illuminate specific areas. You can retro it into existing light socket, too. I think your clients’ house is modern enough so it would not look out of place. You can really go to town with pendants or you can mix and match! :slight_smile:

Have you looked into ultra slim led recessed lights? They are less than 1" thick or so, so will fit under the joists with normal strapping for the sheet rock.

Looks like a great layout.
Is there a separate pantry? The broom pull out sounds perfect for making a small pantry in the kitchen. We had something similar in my old house and I loved it. Not sure I want mops and brooms residing in my kitchen.

I cant really tell easily but in our kitchen we had a similar over hang and put bookshelves there for cookbooks.

Yes, there is a 36” wide pantry between broom closet and oven with pull out shallow drawers. And a lazy Susan in peninsula corner for more stuff.

The only thing she is concerned about is where to put cooking oils and sauces near stove. She didn’t want the spice pullout next to stove in base cabinets because she doesn’t want to bend down to get things. There will be a spice insert in top drawer to right of stove and utensils in top drawer to left of stove. I suggested we could put a niche in wall in tile backsplash to right of stove. She wanted to put a pullout at counter height as upper to right of stove, but she only has 24” countertop on each side of stove. That would have reduced countertop to about 18” which is tight. Besides, she would really only be able to reach first couple of shelves in that pullout.

Yes, we could have used the thin recessed lights, but she kind of liked the look of the sconces. They will be directional, kind of like a photo I will link

I think the recess behind the stove is a great idea and looks great.

Is there a reason the DW is on the left side of sink?

Left side for right handed people, right side of sink for left handed people

The dishwasher is on left side because there wasn’t 24 inches available to right of sink. We have 18 for trash pull out and then 12 for the lazy Susan door. We would’ve pushed too far into living room with dishwasher on right side and sink needs to be centered under existing window opening.

Had no idea there was a ‘side’ for left or right handed. Learned something new
