Just loaded some more photos of the Spanish Casita. We are done with a lot of electrical wiring, lighting, switches, etc and all the plumbing. We are closed up with new drywall and skim coating all the original drywall ceilings and walls to smooth out the hideous orange peel texture from the 70s. New outdoor shower just finished getting tiled (you are going to recognize the tile!!! It seems to be a favorite whenever I bring samples to show clients). It works especially well for an outdoor surf shower.
Biggest issue right now is the windows that arrived after 9 weeks - damaged and paint issues. I had to haul them all back to Home Depot to show the sales people. Then a scramble to get them replaced. Original vendor, Jeld Wen, said 5 1/2 weeks to replace!!! Hello, it’s not my fault you delivered these with paint issues, scratches and cracked frames. The issues were not from shipping. So, the Home Depot salesperson (whom I have worked with forever), called up Milgard and got replacement windows that are coming in 2 1/2 weeks! Milgard is more expensive so they adjusted all the pricing so we come out even.
The owner elected to install a prefab shower pan and some nice shower panels to save money on waterproofing the shower and all the tile cost - which in our area is expensive for tile installation.
We are running about $30,000 right now for the complete remodel of the Spanish Casita. But the owner opted for $6,500 in windows / doors so that is a large part of the cost
