For older students who might want out of student housing apartment complexes (and don’t want to deal with a house), Alafaya Woods Apts in Oviedo will rent to students. Some of the non-student housing would not, as you had to be making a certain amount of money to be able to live there, in effect, knocking out most of the fulltime students. Alafaya Woods is off of Alafaya Trail, going north towards Oviedo from campus. He’ll be paying $530/mo for a 2 bed, 2 bath. This does not include utilities. However, they had their first months bills for utilities, and his portion (water, electric, cable) will be about $100, bringing his rent up to $630. Besides washer/dryer he and his roommate also have a separate dining room from the living room, which gives them additional space to spread out. It’s also sooooo much quieter. You will need a parent guarantor, however. He’s pleased … he walks out his screened in porch across a bit of grassy lawn, and he’s at the pool. Also, there’s no visitor parking restrictions. Folks park wherever they want. All in all … a very happy camper and camper’s mom.

My D moves into Northgate Lakes this weekend (moving in early because of sorority recruitment preparations). We drove through the area last weekend and it appears that some (or all) of the apartments are getting new mattresses. I’m pleased with the location. I prefer her to be north of campus in Oveido rather than south along Alafaya or Colonial. That area seems way too busy with traffic and congestion. The rent for Northgate a 4/2 (she picked her own roomates) is $535. They also just reported being 100% full.
