Now for what I'm looking for in a college:
Location: Must be in Northeast + MD/VA/OH
Setting: Would prefer rural/suburban, nothing in the middle of a city or where the city runs through the campus

Size: 1000-10000 students

Intended Major: Undecided, but probably nothing in math/science.

Financial Aid/Monetary: My situation is thus: I live in a single parent household where my mom makes $10000-$12000 a year + receives $8400/yr in child support. We can pay $0 out of pocket for college. So my chances for lots of need-based aid, if I get accepted to a highly selective school (a small possibility) are good. However, my dad makes $85000/yr, so those highly selective schools which require CSS/PROFILE would see this and give me less aid. But, that $85000 will in no way be used to help pay for college. What should I do about this? Should I not apply to any reaches at all, where they will expect me to pay $10000/yr, meaning $40000 in loans on graduation, not counting any outside scholarships?

Frat/Sorority/Party atmosphere: Don't mind if it exists, just nothing too overbearing/dominating.

At my school, the students know each other and the professors well. I'd like to be in a similar milieu in college.
