Appealing Housing Contract

I sent an email to the UF Housing on April 29th trying to cancel my housing contract. On April 30th and May 1st, I knew the offices were closed and my housing could not be confirmed in those days. On May 2nd, I called the offices as soon as they opened and was told that they did not receive my email and that I would have to file for an appeal. I have an off-campus housing contract and now I have two housing contracts.

What is the most successful to appeal?
How often do appeals work?
How do you prove financial reasons?
Does it matter that I barely missed the deadline?

All I can say is good luck! I knew a person who had a valid medical appeal and rather than allow him off campus they tried to accommodate him into a different dorm. It worked for him but they were not willing to allow him out of the contract. That being said- he had a full ride scholarship and they knew they would be paid.
