The glass penny tile? Is it holding up well?
I am so leery about installing glass tile on a shower floor but the tile store and manufacturer keep claiming it is rated for shower wet floor and is tempered glass. I’m not concerned about slippery because there is a lot of rough grout between the small tiles, I’m worried about something heavy/hard dropping and chipping one of the pieces. That would happen with any tile on floor, but worried about glass material. Not sure I can even think of something that would drop on the floor hard enough, except maybe our own crew dropping one of the fixtures while trying to install
Not installed yet. (Still waiting on Permits) I will let you know. That was our concern too, but it’s “rough” enough that we think it will work.
Oh gosh, @coralbrook – just fire the stucco guy! Don’t worry about the $1,000 (it’s not my money, of course!); this project is sooooooo over budget that it will be a rounding error when all is said and done. I think you’ll get great pleasure from firing him. Sounds like it’s overdue.
Cannot fire him until I know for sure I can get someone else to show up and finish the job. Have been trying to contact other guys this weekend
Progress Update
I’m so sorry it takes me so long to post some updates. Swamped with a couple of projects right now and I just got ‘interviewed’ for another big remodel / addition here in Point Loma. Hopefully that will start slow in the planning and permit stages and I can take some time off soon.
Stucco Done - but OMG!! The stucco on the driveway side is an absolute mess. I’ve never seen anything look so bad. I was aware that we would not have a nice smooth wall because he was trying to patch together old stucco and new stucco. But the coloring is so awful, you can see patches everywhere with discolored outlines. I loaded some photos. Right now he is not answering my calls - what a surprise! So, I have called in another stucco guy that is going to have to fix the problem because it just cannot stay the way it is

Master Bathroom tile done. That was a big job. It took 2 1/2 weeks in there because the shower and the bathroom are so large. The back ordered tile finally arrived about 2 weeks ago.
All cabinetry installed but there are still panels and missing parts that I am waiting for. And, the owner created a debacle by purchasing two different colors of kitchen cabinet handles by mistake and now it has become my problem to find new matching handles for the giant appliance handles she purchased.

We still have to build the complex exterior staircase that hangs off the house and the front deck and back stairs. That is the main part of what has to get done. After staircase is built and we can get safely onto roof, we still have to apply final coats of deck goo and get all the railings installed.
Homeowner still has not selected or purchased toilets, bath fixtures, about half the lighting or a master closet install.
Original move in date was supposed to be this weekend. But we will be at least another month waiting for stuff to get purchased and installed before we can call for a final inspection

Budget Update
This is where both myself and the Owner are way off track.
Original Build estimate was about $250,000 but I’m going to come out at $300,000. That does not count the $90,000 plus that they have spent in changes, upgrades and purchases above the original estimate. All said, I think this house is going to cost them $400,000 to $415,000. Mostly because I do not know how much money has been spent on all the stuff she is buying and delivering to the house for installations.
But in the end it is all worth it to them because the value of the home went up at least $800,000 in square footage and upgrade value
No toilet…but she has a bath mat!
I cannot even begin on the toilet or faucet debacle.
It all started when she accidentally ordered three of those wall toilet things where the tank goes into the wall and everything is impossible to install. I told her No!! and she had to try to return them and start a new search.
She has been going in circles for 4 weeks on which toilet to buy and which faucet to buy for the master bathroom. It goes on for days and days of texts and emails sending one at a time and asking what I think about it. I have to look at all the details to make sure it is going to fit, etc
Overall, it looks amazing. I’m sure stucco and handle issues will be solved soon knowing your high level of performance and expectation. I hope your owner appreciates you @coralbrook.

Yes, I think the solution is a ‘fog coat’ which is standard on certain new stucco jobs. It is going to need a fog coat but I bet I end up paying someone else to come do it
I love all you’ve done, @coralbrook ! Sorry the stucco guy was such a flake. Hopefully you still have some of his unearned funds to help offset the correction you’ll make. That owner is SO lucky you’re so patient and professional. She’s definitely a flake!
Stucco guy is fully paid. I walked the property but could not see much with all the scaffolding in the way. The issues didn’t really get bad until after the job dried out. A fog coat is pretty standard, but I should be able to get the stucco guy to come out and do it!! This is what is killing me
It’s stunning. Wish I knew the owners and could go visit! I like all the light fixtures but glad I’m not the one who is going to have to dust them. Can’t wait to see the views from the roof deck!
Stopped by with my husband on the way home from lunch and @coralbrook was kind enough to give us a tour. The house is much improved from my last visit. I cautiously went up to the roof deck (no rail on the stair) and the 360 degree view is fantastic. It was May Gray so didn’t look the best, but absolutely fantastic.
My favorite deco was the main bath; could be a party room .
Main bedroom also has great views.
Thanks for posting the photos @Marilyn. It’s just so hard to tell how outstanding the views are from photos. I hope to have a full update soon. It’s just embarrassing to take photos right now because there is stuff just everywhere:weary:
We are on a final push to get done by June 1. Tons of things to install. And still need to get railings up on roof top deck, balcony, exterior stairs and interior stairs
PS. Just sold a big new job for a Craftsman style remodel and 2nd story addition on the harbor side of Pt Loma. Going to capture some fabulous views over the harbor.
