CC Flip This House Ocean Beach Box

I’m always so happy to see new posts on this thread, and today’s made my day. @Marilyn thanks for sharing the photos.

This is cheating a bit, but I enlarged and enhanced part of the panoramic to give an idea of just one small part of the view. It’s looking over the small tourist town and pier. There will be fabulous sunsets. In another direction, you can see the towers and roller coasters at Sea World. They’re currently doing fireworks on the weekend.

@coralbrook I’ve always wondered – how do those giant shower areas stay warm? I freeze in the shower if I don’t have the water pouring over me. We’re looking at FINALLY starting our bathroom reno and want to enlarge our shower, but I like the water pressure and good temperature, but worry it will be watered down (ha) in a larger space.

That’s a very good question. I agree that a large shower can be cold without a good enclosure. This shower has floor heating throughout bathroom and shower floor. That helps a bit with feeling toasty in the shower. Our homes do not get terribly cold in the winter

Another way to get the steamy warmth in a large shower is to raise the glass doors up high, closer to the ceiling

We have a very large shower and live where it does get cold in the winter and have never had a problem with it not feeling warm in the shower. Our plumber did a recirculating water thing in the shower so there would be ample water pressure (it’s a jetted shower) and plenty of hot water. Even with all the jets and the two shower heads running there is great pressure and basically unlimited hot water.

Our shower is not huge but still big enough for two people. We keep towels within easy reach to be able to dry out without stepping out of the shower enclosure. The tall glass shower enclosure keep the hot air and steam in.

ALMOST DONE!

I loaded some photos to the group. However, they reflect our progress about 1 1/2 weeks ago. We are so close, but the owner still has not selected any lighting for master bedroom or master closet. I have a short list I keep sending of items that need to be selected and installed in order to pass Final Inspection. They are aiming to start moving in this coming weekend through June 7. As far as I can tell, they do not even have a bed purchased or a couch. This should be interesting:)

Our final tasks to complete by the end of the week is:

Install vinyl railings on exterior staircase, roof deck and balcony
Install dining room chandelier (we had to open up the ceiling and move the electric box because she finally decided what size dining table she wanted)
Test smoke detectors
Some trim in powder room (I took down the lower half of the gold palm wallpaper and putting up a chair rail)
Paint touchup

And then it will take days to get our stuff cleared out of the garage and yard and everything cleaned up!

Looks great!

Were you able to get the stucco corrected?

Everything you work on improves so much under your care! I’m super-impressed each time!

I never heard back from bad stucco guy after many tries. I called another stucco guy that I should have hired in the beginning. He came and did repairs and fog coated the one side of the house over driveway that was so bad. Cost $750 but total cost for stucco was very reasonable.

Once you’re officially done with this project, you need to change your phone number so this client can’t get in touch with you again.

Pictures confirm you have worked your usual magic again. It’s lovely. BTW, @coralbrook, do you still have your original tenant in your cute guesthouse?

Yes!! The surfer who rented in Jan 2020 is still there. He says he loves having a full playground right out front. He’s very nice, helps with heavy things or anything I ask and pays the rent in cash 5 days early every month. He even hired a housekeeper to come in and do a deep clean of his place. Hope he does that more often.

I loaded some more photos. I am going to try to take ‘nice’ photos tomorrow. We are down to our final tasks which are build some stairs in back up to kitchen door, hang dining room chandelier, railing on roof top deck and then we start some major cleaning. It is going to take two days to finish all the touchup painting around house.

Beautiful transformation!

@HImom
I’m heading your way last week of June and staying with our mutual friends I mentioned. Well, not really staying with them because they live in a studio apt. But spending most of my time with them
