<p>S2 is just starting to look for an apt in NYC. Renters need 40 to 50 X rent in annual salary, or a guarantor 80 to 100X and must live in the metro area. Is this accurate? This is difficult for a non US resident/student to fulfill, even recent grads must find this hard to qualify.</p>
<p>If anyone has used this service, I would appreciate hearing about it. What sort of a % do they charge or how is the fee/premium determined and charged.</p>

<p>canamdance - I do not know anthing about this service, but my D and two of her friends rented an apartment in May in NYC for their sophomore year of college. Since none of the kids had a job all of the parents had to be guarantors on the lease and we had to provide income documentation. Also to find a decent apartment in the city most people use brokers who charge up to 15% of a one year lease to find an apartment for you.</p>
<p>I used Insurent when renting my apt in NYC. Unfortunately, all those ratios used by NYC landlords of the renter needing an annuual income of 40x-50x (and good credit) and parents acting as guarantors needing annual income of 80x-100x the monthly rent are absolutely true.</p>

<p>My starting salary was only 30x the monthly rent, and my parents surely didn’t meet the 80x test.</p>
<p>I applied online at no charge, was qualified within one hour, and received the guaranty and closed on my NYC lease ($2,900 monthly rent) in less than 24 hours. The charge approximates 75%-80% of one month’s rent for U.S. persons and about 110% of one month’s rent or foreigners. Many of my friends are international students and they quickly qualified as well with Insurent.</p>
