<p>10x16 is pretty nice. I think you’ll enjoy it. My fiance lived in an 8x10 for a year-- for a double, that is tiny. For a single it’s comfortable.</p>

<p>If you have building block furniture, you can put your bed on top of your dresser and desk so your bed is lofted and you have space under the bed for a futon, TV, whatever. If you don’t have building block furniture, you can still loft your bed, but will have to find a lofting company to do it for you.</p>

<p>How on earth would you fit a futon underneath the building block loft? Unless you did it backwards, I don’t know if it works that way.</p>
<p>If you loft it so that the dresser and the desk are facing out, I’m pretty sure you can fit a small futon. The point I was trying to make was that there would be space under the bed that you could use.</p>
