I'd like to ask you this: If I am submitting my app by December 1st but I am passing my SAT IIs on December 4th and my TOEFL test on December 14th, can I (and if yes how) directly update my app trough the Common Application website even though I already submitted my application, and should I inform the admissions office about this update ?

I've seen many threads about this issue but I never found any clear straitforward answer in any of them, so please be direct.

Once your commonapp is submitted you cannot change it. You do not need to either because your scores will be sent to the college by collegeboard. You just need to mention in your common app the tests you will be taking and the scheduled date.

In the commonApp there is a section where you report the tests taken, date and score. fill this section in leaving the score blank. (have you already opened an account on commonapp and have you browsed its different sections?)
you do not need to inform the admission office once the test is taken because they will get the scores from collegeboard. You might have to inform them if, for some reason, you do not take the test as indicated in your commonApp.
