I am in a big need of financial aid, our annual income is like 40k. And I don’t care whether it’s in east or west coast.
Both parents never went to college.
Any recommendations would help! So far, I only have BU, boston college, and Wake Forest as potential colleges.
You should expand your search to major in Economics. There are quite a few schools that offer tremendous aid and merit money but don’t offer business. At your family’s income these schools would cost you less than 10k a year. Since neither of your parents went to college some of these schools will really find you an attractive candidate.
What state are you a resident of? Your state school is usually your most affordable option. If you are lucky, you may be living in a state that has a really good undergraduate business program (like the Smith School at UMD).

I disagree with the idea of opening your search up to economics if you do, in fact, want to study business. Although one is not better or worse than the other, the two paths are quite different. Economics is a liberal arts course of study and at the higher levels, economics is quite theoretical. As a business major you would take a business core curriculum exposing you to areas such as finance, accounting, management, IT, business-law (as well as 2 economics classes) and you would major in a business discipline. You can look at the curriculum for the two paths and see which you feel would best help you reach your goals.
