Do I need an offical highschool dipolma?

I was wondering if just a transcript, few outside courses biology and algebra from teachers who are willing to help homeschoolers. The math teacher is getting his masters now at the university in town. He's been teaching for many years and has helped prepare students/proctor for ap's. The biology teacher got a degree in wildlife and is going to teach biology/lab extra-cirriculars. etc etc. I'm also going to take some aps/possibly cleps/definitely either SAT/SATII or ACT? I really want to get into a good school that has a good theatre arts/theatre management/administration programs.

Some of the schools i'm looking at

Roosevelt University Chicago
Elon University North Carolina
Oklahoma City University
Sarah Lawrence New York I know they are very welcoming to homeschool applicants from what I read on their site
Carnegie Mellon
Otterbein
Ball State University

There are more but those are the main ones.

Is just having a transcript enough or should I get a high school diploma or go the GED route?

You probably won't need a diploma or GED. SAT and/or ACT scores are good. Some colleges require up to three SAT II's. A few grades from outside courses will probably help (with transcripts if available). AP scores would also help the admissions people compare you with other applicants. You'll need to compile a transcript summarizing all your work. You'll want to check with each college to get their requirements for homeschoolers.

Short answer -- your homeschool diploma should be good enough. Of course, check the requirements of the specific colleges.
