Mom evidently got slammed with work and is not flying in until Tuesday. Meanwhile I had to take a bunch of photos and send links to websites for every one of the flooring and tile samples. We are going to have a FaceTime meeting tomorrow and hopefully the Son will be up in the Studio so that I don’t have to drive all the way out there
Today (Saturday) I had a stucco guy out there patching up the hole in wall, at least 25 ft up from the ground behind the studio. The guy just threw up a big extension ladder and got the job done, even trying to match the color of the really old faded paint. I had to go out and supervise and pay him. Was supposed to have a meeting with Son at 10am but evidently he didn’t wake up. There were a ton of cars in driveway so I guess there was a party last night.
The description in the real estate listing says there nine car garage parking. Is that right? Wow. But it also says the latest major renovation was done in 1964, and that absolutely is not a 1964 Kitchen!

When a real estate listing says remodeled in 1964 it may be pulling directly from City permit listings. Lots of people here remodel kitchens and baths without permits. If so, that real estate agent should have updated that field for their seller.
It is a steep skinny driveway up to an area that can park about 6 cars with a 3 car garage. There were 4 cars in there overnight
Phase 1 - remodel studio with everything, including stairs up to studio. Small kitchen, bath, flooring, paint, lighting, etc. putting in thick water resistant wood style laminate flooring, including stairs. 18k plus cost for mini split install
Phase 2 - paint ceilings (leave beams natural), walls and doors in living, dining, family room. New flooring. Air conditioning, new door handles and renovate laundry bathroom. There is a huge laundry room with bath in the house. Paint out yellow oak cabinets and railings, remodel wet bar area. Fix, seal and refinish interior of all windows. estimate needs to be revised because originally was going to sand and refinish the existing parquet floors but the more I look at them, they just do not go with the house. The biggest issue with Phase 2 is whether to keep the beautiful single pane wood casement windows which are pretty beat up and peeling, or replace with new dual pane fiberglass or steel windows in same style. The sun beats so hard that the wood windows are a paint maintenance nightmare

Yeah, the SDSU students are close to getting things closed back down for the whole county. Obviously the son is not being careful and risking your health, along with the crews. Can’t you tell the mother your guys cannot work in a risky situation so no work until the parties stop? Another concern: a bunch of entitled drunk students trashing work being done. It sure sounds like this kid will do whatever he wants.
It sounds like the son is going to be a major problem during this project. If someone bought me an extravagant house and offered to remodel it for me, you can bet I’d bother to wake up in time for a crucial appointment. Jeez.
Seems replacing the windows will be the way to go. Sanding and refinishing would be labor-intensive and the result, though no doubt lovely, will not be durable. You don’t want the mom accusing you of shoddy workmanship a few years down the line if things start to peel. With new windows you can get the white inside and a bronze (?) exterior, with a product that’s going to last and not require maintenance, and you bypass prep and painting. From what we’ve seen, mom must have the big bucks to buy new.
Son stepped up today and hosted a FaceTime with Mom and I and used his camera so we could have a functional conversation in the Studio. She has chosen the Malibu style tile and white octagon for the bathroom. We talked through kitchen layout so I can get the outlets placed correctly.
I’m not near the son, he lives in main house and I rarely interact with him, so not concerned about Covid issues. Found out he’s a senior with business major. Mom flying in Tuesday so I will see if he gets that house cleaned up!
