Thanks for the links to those of you who sent them to me. Does anyone have a link to the El Cajon house itself? It sounds like maybe the listing was posted here early on and then deleted for obvious reasons, but the photo sharing website does not include any photos of the whole property so I’m curious to see what you all are talking about. If anyone has the listing, please PM me.

Someone sent me the listing @coralbrook . Wow, spectacular home. I can’t imagine college kids living there. I was curious, as my daughter goes to college in San Diego. She’s living in a closet compared to that house. Can’t wait to see what you do with it.

@coralbrook I’ll be interested in seeing YOUR before pictures of the main house. We all know that real estate pictures tend to be very positive…when sometimes the reality is not.

I will say that when I viewed the real estate listing pics, I couldn’t figure out why this house needed to be renovated before the college students moved out.

Maybe I missed something?? But even those parquet floors look fine to me for college students.

I am so bushed running between two jobs. Issues at both. I’ll try my hardest to get some photos up tomorrow. I’m sharing what I learned with my specific emergency trying to get a mini split for the studio.

I shared that I had two companies come out to give estimates. They were between $4,000 and $4,200 and we have to pull the big 240 electric line for them ourselves before they install. Luckily there is already a 240 line where the wall AC line was. We just have to open up drywall and add another 20 ft because the 240 has to be outside with a disconnect box next to the little condenser. But total would be close to $4500 by the time I pay the electrician and patch all the walls.

I felt this was highway robbery. We only need a small 12,000 btu system. So, have spent days doing research. The basic system and parts cost $900, so someone is making $3000 plus for about 6 hrs of work. I’m in the wrong business!! But the reason you have to hire them is because they have the tools and training to vacuum out the lines running from wall unit to condenser outside, then ‘charge’ them with the coolant.

I’ve discovered that there are 3 or 4 companies that have come out with completely reliable DIY mini split systems. These systems are ‘precharged’ with 25ft lines. You do not have to mess with any of that stuff. You cannot shorten or lengthen that line, it plugs into the wall unit. So if it is too long you have to coil it up which could be an eyesore, but not in our case because we need all 25 ft. . I sat with the electrician and watched three YouTubes from manufacturer and independent Plumbing type guys. Looks like no harder than anything else we have ever installed, no special tools needed.

These systems cost more to be precharged. The DIY system is about $1500 with special shipping (because of the Freon I think). I found several in stock through HVAC dealers, Amazon (the highest cost) and special order through Home Depot. My new total cost is going to be $2,100!!!

I’m popular with the owner now? more money for pretty stuff!

Do they still use Freon?

I believe the coolant is something else these days, “friendlier” to ozone. That’s what the mechanics have said when the A/C needs work. Don’t recall what new coolant is called.

Progress:

$11k spent so far on renovating the studio apartment above the garage. This includes a much larger kitchen, painting out the wood windows (a lot of work!), bathroom tiled and electrical fixed and new lighting.

Last week my desk computer took a dive. This is why I haven’t been able to load any photos or update progress. It’s too hard to load photos from the ipad or phone. Now, this morning I have a new computer and cannot find all the photos I have been taking. I need to take some more photos.

But, there are some new photos loaded. I love love the bathroom tile design. Modern twist on Spanish theme. In general, I would like to take the main house into a Santa Barbara style modern.

Meanwhile we have been distracted off fixing a lot of things for main house that are somewhat an emergency, such as installing ceiling fans into the bedrooms which are way too hot right now without AC.

The bathroom tile is beautiful as is the installation – your tile guy’s skills are top notch. Love the stairwell light fixture.

I would never be able to get any work done - I’d just stare out at that fantastic view all day and night.

It’s 100 out here again!! I am just soaked through my clothes. Picked up the Mini Split today and it cannot get installed soon enough!!
