IKEA Supply Chain

We have decided on a quick in stock IKEA kitchen for the studio. I have been desperately trying to order the pieces and parts, and here are IKEA’s current issues

You cannot order anything for their Click and Collect feature where you order then pickup. Evidently they are limiting to 150/ day and by 8am no slots available, not even future dates. The trick is to place the order really early in the morning I guess.

Their delivery service is scheduled way out also.

Most of the kitchen items are NOT built in China, but there are still many items out of stock. The reason is that they have a factory in Ohio that makes the basic cabinet boxes and shelves. There was a Covid outbreak that completely messed up supply. So, even manufactured in America is messed up. Of the 10 cabinets I needed, 3 out of stock at my San Diego store

It is impossible to set the kitchen without the cabinet boxes. So I diligently searched everywhere and found the 3 boxes and some shelves at another store and paying for delivery from that store.

What a mess Coralbrook! I hope the weather cools down soon and you can get the cabinets. We’ve been hearing about supply issues in our area too. Appliances are back ordered for a long time.

for some reason, the two flip threads from coralbrook are not showing my read history, I keep going back to post 1 when it opens the thread. Doesn’t happen in any other thread. So I’m adding a comment here to see if this fixes it. If anyone else has seen this problem and has a solution, please let me know. I love lurking on these threads.

We finished all the tile work in bathroom, all grouted in. But now it’s covered in plastic and paper because we have a ton of tile repairs. The walls were so wonky, curving outward at the top, that we need to fir in a lot of drywall along the edge of the shower because there is a large gap at top of walls. Also had to move vanity light wires because we are reducing size from 36 to 30 width. Previously the vanity practically touched the toilet.

Almost done with kitchen install. The missing cabinets arrived today. Previously the little kitchenette was just on the right wall at the end of the room. My new design wraps cabinets around and across the back wall. The cabinets on back wall are only 15 deep but there’s a nice tall cabinet full of drawers now. The kitchen side of the wall is standard height, but we removed the legs on the back wall to drop down so countertop will fit under the window which is 34 high

This is a really nice house. And to think you’re only showing us the apartment above the garage right now.

I haven’t been able to take pictures of the main house because a) too stinking hot to crawl around outside and take exterior photos, b) I don’t want to go into main house and start taking pictures while kids living in there

Every single day I get a text or phone call that something is wrong in the main house. We keep having to divert over to fixes in main house. Here’s a list:

That wood parquet floor was laid throughout the kitchen. Pieces started buckling up and we had to go in there and tear up kitchen floor to figure out what was going wrong. Biggest fear is water line break in the slab. As we pull up I can see that there is no underlayment between thin wood parquet floor and concrete slab! Big no no. After tearing up I had to call a moisture guy in to read the floor. So far I have determined that moisture is not coming up from slab, but probably was a large spill on top of the floor that went straight down through all the joins in the parquet and festered. We checked dishwasher and sink drains and they are not leaking

Shower head off in hall bathroom and left faucet not working. These were known from the repair list during escrow, but are proving hard to fix because I am supposed to call some plumbing company that the Seller is going to pay for, but noone can tell me what is ‘wrong’ with faucet so that I can have an intelligent conversation with plumbing company.

Ceiling fan emergency. It is so stinking hot that we had to install ceiling fans in all the bedrooms.

Long list of repairs known from escrow that she wants us to fix ‘at our convenience’. Some of them are big ticket items, like trying to shore up posts and piers that are dangerous under one of the overhanging decks.

I loaded some more photos of bathroom and kitchen progress. We still have at least 2 weeks of work left and are over budget for the following reasons (if you care to know)

Sanding, repairing and painting all of the wood windows was a much bigger project than I estimated. We will probably spend at least $2 k over on painting

Bathroom walls were way out of square. On the bathroom side walls, there is a full 1" difference between bottom and top of wall. Tops of wall are curving out. This caused a lot of issues with trying to mortar and set tile level on walls. We now have a lip of tile sticking out 2" around window frame and we need to invent some type of waterproofed trim around window. This caused a full day of applying drywall mud, drying, sanding, mudding, sanding and priming to level out the walls around the shower At least $1k cost

Here’s a lesson learned (although I already knew it). I estimated tile install for 12x24 large tiles. We ultimately chose the smaller octagons that require a lot of extra cuts for setting tile. Additional cost $400

The mini split is requiring that we pull a new line from the main panel out to where the AC unit is bolted outside. Another big issue I encountered. There is not one Eaton 20amp circuit breaker to be found in all of San Diego. I drove or called everywhere. The Home Depot shelves are completely wiped out in the electrical section. I finally researched that I can put a Murray breaker into the panel and found one dusty breaker at a Dixieline in La Mesa.

Because IKEA was out of stock on some cabinets, I had to get creative with purchases and we had to customize some cabinets to finish the kitchen.

And on and on and on!

I’m finding that Supply Chain issues are really impacting us (and I am guessing all construction). One small thing that is out of stock can impact the whole schedule.

Oh my gosh, just reading that list of problems is exhausting! I am so sorry you are dealing with all these headaches, amidst a heat wave no less.

That tall pantry unit will offer some really nice storage.

Your threads are among my all-time favorites and are really the only things keeping me active on CC.

Unfortunately, I think a moderator’s interpretation of the rules has driven many away. Over the past several years your coded tips enabled us to find the links to photos from your projects as well as the real estate listings for “before” photos. So many posters checked in once or multiple times a day, offering comments and suggestions and thoroughly enjoying the drama and the ups and downs of your projects (but especially the final spectacular reveals). The mods thought that was fine. Now one moderator’s interpretation has shut that down.

Now someone viewing your threads will find pages and pages of people (including me) asking others to pm the links to the photos and listings. It really puts a damper on enthusiasm to click on a topic and see that.

I really hope you’ll continue to post comments here and photos on your Flickr account, but I’m sure it’s discouraging when people don’t respond. I know it’s a huge investment of your time to keep us updated amidst such challenging projects.

If you don’t see many replies, It’s not that we’re not interested. You’re a CC rockstar. I regret CC doesn’t seem to get that, or to care.

Coralbrook, we’re in the planning process for our next (and last, I hope) home. Reading your posts over the years has been so helpful.

I’m also worried about supply chain issues. One builder wanted us to specify every last detail before starting construction. I told him that I’d been checking appliances and other things almost daily and the delivery times were growing longer, or were shown as “ETA unknown”, for nearly everything. We could possibly put in the least expensive place holder and swap it out later. You don’t have that luxury with your projects. Best of luck!

Thank you for the kind words of encouragement to keep posting. We’ve got a long history of working together through problems and peanut gallery design decisions on CC. Some of the suggestions, solutions and links to lighting fixtures, etc have been extremely helpful.

For example, just yesterday I was talking with a friend and he said we did not have to pull a new line for the 115v 20 amp mini split, I could have installed a 20 amp breaker and stripped the existing wire a certain way. Uggghhh! That was wasted money and time.

I’ll post some of my research and issues with cost increases over on the OB thread.

Appliances… god save the Queen. We went to our local appliance store to buy a gift: a new range for our young friends’ new to them house. OMG. The SA said that in addition to supply chain issues, Whirlpool is having issues with range/oven handles… so no delivery until December-January. The more expensive stuff seems to have better availability but still spotty.

Add me to the list of those who enjoy these threads. Even as someone who has designed and built my own home I’ve learned a lot. I passed along the dented appliance, opened box appliance idea to my D and SIL. They found a great deal on a slightly dented washer at Lowe’s just because I suggested they look. It saved them a lot of money.
Re supply chain- I ordered a KitchenAid built in refrigerator in early July. New estimate of delivery is mid November. The appliance store owner said he estimates it will be even longer. He did say that Subzero is delivering quicker. If anyone is doing a kitchen remodel get those appliance orders in quick.

Re: appliances.
The owner of my OB house said a friend ordered new appliances and they are not coming until February! Lord help someone who’s refrigerator goes caput and they need a new one ASAP! So, she’s all over me because she wants to order appliances and I told we just have to wait. We don’t have the kitchen even opened up yet, measured out, have no idea whether she will have enough room for 36" stove, wall ovens, etc. And worse, what if those dang things show up in December and I don’t even have walls on the house and nowhere to store them???

EL CAJON STUDIO PROGRESS

Two steps forward and one step back! Saturday my guy opened up the shower pipes and bled the lines to start installing shower handle and shower head. I went down into the garage and EMERGENCY!! He immediately heard water hissing in the wall behind shower valve and I found water leaking out garage ceiling right over the garage door opener. Mad scramble to turn off the water and try to notify the kids in the main house. My guy was adamant that it was not his new copper lines he installed at the shower valve and above.

So, we had to open up the drywall behind the shower in the kitchen. Thank God we did not have any upper cabinets installed in kitchen. At first we thought it could be a screw that hit a copper line while installing the kitchen lower cabinets. But, we would have had the leak last week, not suddenly when shower got turned on. But what we found is that an old sautered elbow from original plumbing in the wall below the new work had just burst when the water was turned on into the shower. We don’t even know if this had been leaking a long time. So, it only took 10 minutes to fix the copper leaks (thank God we have lots of plumbing materials lying around all the time) but now we needed to open a hole in garage ceiling to drain out all the water, leave torn up wall open to dry out and start kitchen drywall patching, mudding, sanding and painting again!

The Mini Split AC is finally totally installed, including a very dangerous climb up 25 ft ladder to install the pipe covers on the outside wall from the interior unit to the condenser down below. Essentially, the studio is 3 stories up. There is a garage below, but also a storage/basement full height below the garage in the back on the slope. That is one dangerous installation down that wall!

Here’s the cost of the Mini Split after all said and done (including the electric line that we really did not need to run, but we did)

So, Mini Split install without new electric line $2933

versus the $4,200 quote from HVAC company which did not include any electric work. They wanted electric line and AC disconnect box installed outside and ready for them. This was our first time so there was a learning curve, going slow and reading directions, and dangerous ladder work which I insisted required 2 guys holding ladder for safety the whole time. We even reached out top window and held the top part of ladder for the electrician and wrapped a line around ladder and his waist (separate lines!).

So I have to ask…do you enjoy your job? I would have had a bleeding ulcer by now!

I do not enjoy juggling two projects at the same time. I know it is how you are supposed to run a business, but I believe it starts becoming quantity over quality. I would prefer to spend a lot of time finding the perfect chandelier, perfect bath vanity, perfect tile, etc. I feel I am short changing my clients if I don’t give them my full attention for design stuff. The El Cajon client is a wonderful person and she is a very busy professional. I want to take all the stress off her and send her a bunch of choices for everything.

Luckily these two jobs are at different phases and there’s nothing fun over at the OB job right now besides digging dirt and trenches :slight_smile:
