<p>My senior son answered your question thusly: “start looking in October, preferably at Hodge Construction on gilbert street before resorting to Apts Near Campus and Apts Downtown. Hodge has a later sign date (mid November) and Apts Downtown/NearCampus are end of October”</p>
<p>The two large landlords he refers to are actually one company, and somewhat notorious not so much as slumlords - they’re not - as very shrewd at structuring rules and leases to virtually assure that you’ll never get your entire damage deposit back. They own 90% of the student apartments in Iowa City.</p>
<p>Ha, don’t even plan on getting your security deposit back from them. Just an extra cost of living there. My son just signed for his 4th year in his apartment from the company you mention that keeps changing its name and they came in and did a maintenance inspection and charged them several hundred dollars on top of the security deposit. Great location and nice apartment though!</p>
