What are my chances and best options? UT/A&m

I just recently turned 20.
I’m trying to turn my life back around and work hard at a 4 year university, possibly UT, A&m, or UH.
Here’s my story:
From a suburb of Houston.
Class rank 55% at a top local high school. National Merit semifinalist. 2100 SAT
Was accepted into UT, A&m, and UH out of highschool. Chose a&m because of a scholarship I was offered at the time.
I got involved in the college life and didn’t do so great my first semester. I spent the next 2 semesters bringing my GPA up to a 2.91 with 37 hours taken there.
However, I had to withdraw from a&m to go home and move back home to take care of family issues last spring. I worked at schlotzsky’s for personal reasons and my grandma passed recently (May).
I have since resumed classes at HCC for the summer and plan to take more classes in the fall. I should have around a 3.2 (cumulative) by the end of summer and a 3.3-3.4 by the end of fall.
I was hoping you guys could give me some advice on my chances and maybe suggest some options. I am really in a mindset where I am focusing in the school and I really want to fulfill my potential.
I would like to possibly transfer to UT for the spring, or UH if they offer me a good scholarship. I’d be doing architecture at UH but open to liberal arts at UT or a&m. I’m currently applying for readmission for the fall into architecture at a&m but that’s a long shot as they will only consider my 2.9.
Unfortunately, money is still a factor in my decision, but I am considering some out of state schools as well.
What are my chances to transfer into UT in the spring or summer?
