<p>Well, from about April - November, it is pretty warm (as in spring/summer clothing). December-March is when it is pretty cold and chilly here.</p>

<p>Not often...although we had some huge downpours the last 2 weeks.</p>

<p>shorts, t-shirt, and flip flops the vast majority of the year. Long pants, t-shirt and flip flops the rest of the year :)</p>
